Need pointers/help

Guys:

 

I have been really bitten hard by the investing bug, and am very excited about the investment opportunities I see practically every day. Problem is, I have no assets and no down payment money so conventional financing is not available to me. I need someone to see the strong positive cash flow possibilities in the properties I am looking at and be willing to help me snatch up a few of them.

 

I have good numbers on several of them, cash flow analysis on Exel spreadsheets. If anyone would be interested in talking with me I would be glad to share the figures.
