After my inquiry, about if they're interested in selling at the end of thelease, a response usually is either next day or 2-3 days afterward.However, I've yet to receive any responses whenever I send out my second email, detailing what it is I do and how I do it, alongwith a link to my website showing the benefits of a Lease Purchase. Has this been the norm for you other guys and gals? Granted, I know it's either doing away with time wasters, I'm also aware that it may take someone to either get to my 2nd emailand/or digest the info I've sent them.Maybe the 2nd email is too much? But then again, it's worked sowell for others here on the boards....I've been thinking about just skipping the 2nd email and calling them assoon as I get a response from my initial email. In the meantime, I'm not stopping anything, as I'm keeping the pipeline full.Today's email is bound to turn into a deal a month or so down the road. Thanks for any feedback. dionwisn 0 Report post Posted March 22, 2009 Your doing the rigth thing. It seems that the market your in homeowners are trying to do it themselves. The response time is similiar to mine here. While carefully scanning through the ads and finding the onesthat fit what I'm looking for, I simply email them a simplemessage saying:Hi,I saw your ad on Craigslist and was wondering if you wouldbe interested in selling at the end of the lease?If so, how much would you be asking? Thanks! For the FSBOs, I've been using a combination of Michael's "...would you consider sellingon a lease purchase..." approach and using my variation of Adam's 5 Questions. Have you been getting many reply?ITs eazy to find tenat buyers on Craigslist, i'm almost up to 100 now. Pretty soon it will be time to start marketing for sellers. Or i'm going to have the T/b locate any property then want. Then i will contract the owners and see it they would be willing to lease option. I'm not looking forward to splitting Option deposit money with any realtors though. But I guess if i want to get the deal done I will have no other choice. MichaelC 160 Report post Posted March 22, 2009 Jason, your results mirror mine and probably most here who take this approach. But that's my reason for doing it. The second email separates the curious from the serious. So it's to be expected that the replies to the second email will generate a much lower response rate. I'm fine with this as it saves me the trouble of talking to a lot of homeowners who aren't going to do business with me anyway. And I can tell you that many of the contacts you are making now won't reply for months, opting instead to try on their own first. Then six months from now you find an email in your face asking if you still do that "lease purchase thing". And the one's who do contact you after your second email are generally serious and interested.Stay with it, Jason. I assure you the deals will fall from this.
