If you are mailing to absentee owners, you should select a target market (where you want to buy and sell homes). Send them a postcard every 2-3 months. Simple as that. Consistency and follow up is key. Also, send everyone you made an offer to in the past a postcard every 2-3 months. That will become the list where most of your deals come from. Every once in a while I will wholesale a property to a rehab investor. I am only doing emails to Craigslist For Rent ads. They are keeping me plenty busy. My 2nd favorite form of marketing is direct mail, simple yellow, personalized postcards - the ones Richard Roop uses. GetSmart 0 Report post Posted June 23, 2009 I think if you are mailing to absentee owners it may be good to mail them every three months for the first year but after that only every 9 months will get it. But for my large mailing I use http://www.listsource.com to do some mailing. It cost about .17 per record. I use my greeting cards for direct mail.
