Maybe it's the masochist in me?

I put my first house under contract back in December 2000, an SLO. And in all this time I have done precisely...1...somewhat creative deal involving a realtor. Not for lack of trying mind you. I think I clued into the notion that realtors aren't the easiest folks to work deals with somewhere around creative offer #439. Since then I've pretty much made it standing policy to avoid them like an ebola-infected village.

 

HOWEVER, a situation has arisen that has me considering the unthinkable once again :blink:

 

There's a city about 900 miles from here that is a hot bed of tenant/buyer activity on my site. I have no idea why this particular place is so popular but I have FAR more T/Bs looking to buy there then anywhere else and who am I to argue? Find a need and fill it, isn't that what they say? Well I've found a need now I just have to figure out how to get them what they want. And therein lies the problem. There are virtually zero FSBOs or FRBOs that I can find online! But there are a few MLS listings that could work.

 

Obviously I could just contact the owners directly like John does and that's definitely on the table. But this thread isn't about marketing to listed homes. It's about conducting a little experiment to find out if there's some way a lease purchase investor can work with a realtor on a mutually beneficial deal. Maybe not but what the heck I have a few dozen listings and free long distance (and apparently too much time on my hands ;) )

 

So what I'm asking you, my good and creative friends, is for anything and EVERYTHING you can think of that I can test out to get some of these realtors to work with me. I will post the results and hopefully we'll all learn something...like that I need to have my head examined, or whatever :wacko:

Doug, I have long held forth the opinion you need to have your head examined, but I digress. . .

So let me start with the obvious: how about contacting the Agents of the listed properties that interest you? Tell them about this vast database of prospective t/b's you have, and ask your new BFF's if they have any listings that might be a good fit for your program.

You need to decide ahead of time how they will get paid.

I would suggest that you pay them half of one month's rent, and that it is standard for the seller to pay 1/2 of 1 month's rent. that way they get a full month and get it fairly quickly at that.

I was marketing to Realtors representing the properties I found in the MLS. It didn't get me anywhere, nowhere near the response I get with CL emails and direct mail to listed properties. Many of the agents simply said "I don't think they would interested in that" without running it by the sellers. Most never got back to me. In this market direct mail has been working best.

It's all in how you approach it...if you state..."I saw your picture on your sign..and it looks like you wear a shit load of makeup...how do you pay for that in this economy? How would you like it if I could pay you $900 in the next month to go towards your makeup fund?"

This get's them interested...then you can discuss a lease option with them.....

OK...so that was a complete waste of time. All of their replies were along the lines of: "We don't do that", "My clients need an outright sale", "I'm a socialist humanitarian realtor, I don't want to make any money, unless it comes from a government hand-out".

 

Not exactly unexpected, but hey, I had to give it a try I've got 20 families begging me to find them a rent to own home in that city.

Like you said, Doug, not entirely unexpected as far as the results go. Although I must say the "socialist, humanitarian. . ." angle caught me by surprise. :P

I thought that was only US based Agents. ^_^

Have you tried telling these tenant/buyer prospects to help themselves by finding properties they are interested in and then getting back to you? You can then contact the homeowners and, flaunting your t/b prospect, feel them out about any interest in a deal.

That would probably be my next step. Although I haven't had much success with the 'find a house you like and I'll negotiate it' angle in the past. Another possibility might be to advertise to landlords that I've got tenants who are willing to sign a long-term lease if they'd consider selling. Even if I pick up a small referral fee it might be worth an email or phone call or two.

 

Yup the socialists are here too. I think they're mostly busy getting naked in make-shift igloos in the parks chanting something about being taken for all they're worth at some seminar held by a 'Mike' and 'John' down in Texas...you wouldn't know anything about that, would you? ^_^ I could have sworn there were one or two Brazilian bikini models in the crowd...

I wouldn't know anything about that, but I suggest you ask John. That is, if you can find him. Last I heard he had crossed the border into Ciudad Juarez using a Canadian passport and wearing a Russ Whitney mask.

Nope, I saw John in this video...something about occupying San Francisco? He was wearing a pirate hat and holding a rubber duck screaming "I love Michael Jackson!"
