  2. This may be a little off the wall or extreme and I'm almost certain that no one on here has seen a post such as this but here goes... I JUST QUIT SMOKING!!!!! AS OF RIGHT NOW THE TIME IS 1:20 PM EST AND I QUIT SMOKING. MANY IN MY LIFE NEVER THOUGHT THEY WOULD SEE THE DAY BUT NOW IT'S HERE. Just stopping by to let everyone know. Jeremy

I agree, you are doing it by getting online and asking questions....however, I have found that picking up the phone and just having a conversation with someone opens up more doors than you can possibly imagine. Not to discredit newspaper ads, or mailers or any other kind of marketing, I have just never seen the effectiveness of those mediums compared to flappin' your lips....just food for thought.

  6. John, Typically if I bring a buyer for a property I get paid a finders fee for finding the buyer, also the buyer can pay me for finding him a deal he wouldn't have otherwise. I have many investors in my network that I am working with to accomplish this. Now, if I have an option on the property then an assingment fee is in order, paid by the buyer and the seller pays nothing unless they want to " tip " me for moving the property within a certain time frame. And tips are always accepted and encouraged. As for the price of the fee, that is negotiable. Just to give you an idea, I have a few investors willing to pay me a finders fee of $500 for a buyer if the property in less than $300K, and 5-10% of their profit any property over $300K. I am very flexible and every deal is negotiable. They agree that that is more than fair for my service. I'm sure we can work something out.
  7. Jean I am in Michigan and I actually have a network of close to 200 investors nationwide that are either looking for properties to buy, or they are looking for buyers for their properties. I want to be the " EXTREME MIDDLE MAN" in helping anyone interested in getting what they are looking for. On average I would say that the investors I am involved with can typically close within 45 days or less. They either have financing in place or can obtain it quickly. Call me with any more questions.
