  10. Hi Bev, The site your describing sounds like the one I just found a couple of days ago. I haven't used it yet and cant tell you if its any good. I like the way they will operate though. Theres no fee or any type of comitment. Its a pay as you go thing. Im in Florida and it seems like they have quite a few you can check out. _o_ <\...Bill
  11. Hi Doug, Thanks for the instant response. Im a little amazed myself but listen to this....right after I posted that question I've gotten 2 more calls for CA's. Whats funny is that the last 2 are in the same area of 250k-400k. Apparently these last 2 came from Craigslist.com. The first 2 were from some direct mails that I sent out. They are all loving that 50% rent credit. As soon as I put some money in my jeans I'll put out all the details. I'm headed to Trump Plaza in Atlantic City on Friday till Sunday. My wife's birthday and I made the promise, not that I mind it. Thanks again for the quick info. Bill
  12. Hi All, Either the more I read the more confused I get or I’m just getting senile! Well anyway… I have a contract signed with a seller for a CA. On the Option to Purchase Agreement under Option Consideration I have 1$ written in. Now When I use the Assignment of Agreement do I put in $5000, which is the amount I’m getting from the T/B? Is that what the contracts should look like when I assign it over to the T/B? The Option has 1$ and the Assignment has $5000. If this deal finishes up I will explain it all later. I think I have another one that’s going to sign up this Thursday. bbrunelle

    Hi All, First, I would like to know if it would be ethical to send postcards to homes that are already listed? Heres my dilemma... I have all of the MLS listings for central florida and would like to mail out postcards to all of them. I dont want to interfere with the realtor while the house is listed but I thought that the homeowners would consider a CA when there listing has expired. Perhaps some of them might realize what a great deal a CA is and try to end the listing sooner. This is what I plan on putting on the postcard: Have you considered selling your house on a Lease/Purchase? If your house is worth 100K..you will NET 100k! No Commissions (Im not a realtor) No Closing Costs (Buyer pays all costs) The bottom line is..My service doesn't cost you 1 dime! Its the quickest, easiest, and most profitable way to sell your house. Thats about it. I'll appreciate your opinions. Bill
  21. Hi All. Got a call tonight from a man who has a house FMV $215k. Says he has to sell in 6 weeks to get a new house. I offered him a 30 day option and a price of $195k. I think I should be able to flip it to another investor for 2k. Does anyone think I should do anything different? Bill
