  4. Here is what I am really considering doing. Tell me what you think. I am going to run an ad in the paper about finding potential buyers. They will call me and I will ask them about where they want to live. I have a local contractor that has all sorts of lots all over the area, and he will build the house for a good price, for example, land costs 10,000 and construction of house is 100,000, the house and land together appraise for 150,000, and the contractor will sell the house to me for 110,000. Now you are thinking why does the contractor sell it for so cheap? Well he wants business continuous from me, he makes about 5 to 10 thousand on each house. So he makes his money, which isn't alot, but he knows that he can get my business all the time. Somebody please tell me what I am missing, he is already doing this with other investors and they are making a killing, how do I know this, he has a portfolio and I have talked to these investors that have shown me specific examples.   7. I was wondering if anyone is using bandit signs for pretty houses. I get the impression that We Buy Houses signs are for junkers, or that is what I have been told. I know of a couple of places that I would love to put up a couple of signs to draw a couple of calls on houses that are nice! Need some feedback on this. Also, would I drove those calls to my 800 number that has a recorded message and live operator, or my number, problem is that I am a school teacher, so I wouldn't be able to take the calls. They would only get my voicemail message, which could mean lost calls. Here is something I thought about for a bandit sign Need to Sell Your PRETTY HOUSE!   8. I went over to the house this morning and I sat down with him and tried a couple things with him, but he woudn't budge. He has another buyer that will offer him 80,000 for the house, I tried taking the payments over by giving him his equity out of the house, but he didn't want that. He just wanted his money! It is hard to budge a guy that is dead set on what he wanted, so there was no creativity for me to work this out. I told him I would offer 71,500 for the house, but obviously that wasn't good enough because he had 80,000 already, but I guess I will live and learn.   9. MichealC, I am looking for more of a chance to be able to use them as part of my team. If they have a property that is listed, and I have a buyer, we can work together in making each other money. Don't have to mess with all the nonsense, can swing a deal with less legwork from everyone involved. I guess I am trying to build a good network of people so that I can do many things with my business, not saying I am going to use all of them, but it is always nice to have them on board at my disposal.   10. Thanks for the replies, I had a feeling you guys were going to say these things. I factored in this earlier in my profit analysis sheet. I still figured I could make between 12,000-17,000 on this deal. I think I will tell him that all I can come up with is 71,500. If he doesn't take it, oh well, I will just walk away. I just want to thank you guys for the great advice and this is why I love these type of message boards, instant replies to urgent questions, I could have found myself in a serious jam and could of ended my short real estate career with this deal, well live and learn.   11. I plan on taking out loan through a mortgage broker. I am looking to resell it, and try to make some money out of it to cover my break evens for the month.   12. Hello everyone! I am working on my first deal, I am buying the house for 80,000 and it appraised for 110,000. There are between 5-10 thousand in repairs. I know my exit strategy is probably only cash only. My numbers still set me up with a descent spread. Anyone help me out with any information, that would be great, I am going to sign the papers tomorrow at 9 A.M.   13. I was looking to work with a couple of realtors to be able to make offers to them with their clients. What type of script could I use to make them work with my business. I know there are alot of realtors that don't want anything to do with you, but what if I find one that will work with me and I know in my state they are required to send the seller any offer, even if it is awful.   14. I totally agree and thanks for the advice MichaelC. As a matter of fact I got a call today from another investor that wants to sell a house for 80,000 and the comps are for 110,000. There are 5,000 of repairs for this house. The numbers works out for me, when I look at this, I see around a 20,000 spread after repairs, closing costs, and marketing. Get back to me on this.
