  1. I have to say.. The Bible is without a doubt my #1 most impacted book I've ever read and still read. BUT other than the Bible, I do have ONE book (binder) which I have been saving in a safety box. This book made a WORLD of impact in my life. You see, in my school years, I spent ALL my free time and the weekends at the library. I LOVE to learn by reading. Therefore, my second home was the library (can not get enough of information) And then I received this one card in the mail offering THE BOOK that changed my entire life for ever. I purchased the book way back when and since purchasing this book, I have never been back to the library. You see, this book was the very first (or one of the very first) book introducing something called " The Internet, The Information Super Highway ", and when I read what the internet was gonna be able to do for me, (read all kinds of information online) I immediately bought a computer and eagerly waited for the internet to become public and finally it happened, the internet became public.. Since then I've not stopped surfing. Is heaven on earth to me BEV!
  2. As long as you have a list of prospect T/B, you'll be fine... I always keep a list of active T/B, by this I mean I have them subscribe to a texting updates (online eform) giving me permission to text them when something becomes available or just to keep them posted... My voice greeting also states to please let me know if they would like to receive text msgs with updates.. Is so much effective to text when something becomes available than to call or email. (for me anyway) Bottom line? Texting is working BEV!

David, I'm a 100% email marketer (have been for many years) and I can tell you from experience that if someone takes the time to reply to your emails, is because you must be using a very good email approach... feel honored to get a reply even if is to say NO!..Is not so much what you say on the email, but HOW you say it that makes all the difference. I've learned that most of my NO's is because the owner is upside down with his loan anyway. I get lots of "NO's" as well but I have a system that I just started using where after I send them my second email thanking them for their reply, 9 out of 10 times these people call me or email me immediately very interested with something like... " You got my attention, talk to me..." I guess what I'm saying is, your second email to those who reply with a 'NO" is the MOST crucial email in my opinion So test and test a second email and see which one works best. BEV!

  5. Hi Chris, I've done testimonials since day one (many years now) from T/B and Home Owners. I usually include this sheet at the closing day.. After they fill out all the agreements paperwork, I then give each one of them a testimonial sheet where they can write about their experience with my services.. I tell them is optional but they are both so happy at the moment that they always write something... I then take pictures of them and attach it to the testimonial sheet. I'm now even doing video and audio testimonials as well for both t/b and homeowners which I will be using on my sites. Why do I do this testimonials? I don't do it to show it to prospect T/B or home owners when they ask for references.. no way! I simply do it for motivational purpose (myself) to see my accomplishment which is what keeps me going every day. BEV!

There's a reason why most businesses (McDonald, Hotels, Airlines, etc) use similar techniques to succeed. BEV! PS your ads looks fine it just needs a little spice in it such as incentives, more rent credit and a touch of vivid color. Great Job!

Yes, I still have hopes to make the ebook, but for now, all the emails I use to send to FRBO and FSBO will be posted privately on my facebook.. this way, I have control as to who can access to view them I'll give access to those requesting it, specially if they're from the Naked Investor of course and are active in the forum I changed my name on my FaceBook by the way.. The name I had before (Dominatrix) was attracting the wrong crowd and it was time consuming ignoring all those friends requests! BEV!

  14. Chin up mate... U know, I've been thinking about why is it that some people have problems getting owners to say YES? I could no longer help myself, so I went ahead and sent an email to a FRBO in your immediate area last night just to see what they would reply, well today I got a reply from that "one" email I sent and here's the very first thing the owner says in his reply............. " Thank you for your email. Yes I am interested......" Trust me, there are lots of homeowners interested in what you're offering (CA) and need you right in your back yard Anyway, let me know if you want the rest of this person's email reply so you can proceed with this house as from this point on, is up to you to turn this prospect into a deal, and if not, then move on to the next one and life goes on... BEV!
  15. Couple of years ago, I posted on this forum something I wanted to share about a marketing tip but totally forgot all about it. Well, before I forget it again, here's what I wanted to share.. is no big deal but when I tried it, it ranked my page very high which it was not my intention to do. Anyway, I discovered this by accident. Maybe is not news anymore these days, but 4 yrs ago when I implemented this, it was very new to me and it worked GREAT! (keep in mind things may have changed today or maybe not) but here it goes..... Four years ago, I became a paid member on a music download site ( unlimited downloads bla bla bla) I downloaded lots of songs with the sole purpose of uploading them to my own server so I could create my own music library. After a couple of months of having my own music library from my server, I checked my page stats and to my surprise, the site where I had all my music in, was sky high with hundreds of one way links to my site I had no idea how that was possible as I hadn't done any SEO or nothing to it. All I wanted was my private music library I had created that's all. My domain was brand new at that time too. Anyway, I then searched for the one way links and found out that sites like MySpace had my music in their site with a link to my site available to all their members for download, and all the other social sites that have music in them had my music with my links on them.. And we all know how may members MySpace and all the other hundreds social sites have, right? MILLIONS of them.. Imagine my songs with my links on every one of those site! I almost passed out. And people from all over the world were linking to my site as every time they did a search on google for a song, my site will pop up and they will download the song while viewing my site I had no idea this was going on until I checked for my page stats and blogs.... but oh well. Don't know how things work these days, but it sure was very exciting 4 years ago when I did it BEV!
  16. Why thanks Eric Eric, are u referring to the Yahoo profiles? Or Yahoo Answers? Or Yahoo Groups? Each has a different approach per their action.For example, Yahoo! Answers.... just participate locally either answering or asking questions regarding houses for sale or families looking for houses to buy. Do a search on that page for housing, etc. If you're referring to Yahoo! Profiles, is kinda like FB.. all your friends get to see your feed If you're referring to FB, my advice is to create a "fans" page (or maybe 2.. one for T/B and the other for FRBO / FSBO) On that page, under "info" write something short and sweet (example: What Every Home Seller and Landlord Should Know Before Is Too Late ) with a little description as long as you don't make it look spammy. And then, get a Freelancer to get you up to 100,000 fans (or as much as you want) for your page. Specify to them the State and cities you want your fans to be from. (local or not) And watch the freelancers bid-fight over your request live online... After you start getting hundreds of fans, use the FEED my friend and slowly explain what every homeowner should know if they are selling their home with no success or landlords wanting quality tenants.. Keep your feeds to a minimum.. answer every question they may ask and take it from there.. your feed will be read by all your fans (up to 100,000 of them). This works with any biz by the way.   17. Thanks Stevie. I so Agree, but sadly, we are judged by those numbers in earthly laws. It all boils down to discipline (you and the spouse). This is a very serious matter in my opinion, You and the spouse need to cooperate equally, otherwise it will never happen... In my case, I did it on my own as I was 100% in control of my finances.I may not be a clean freak with my car or house, but when it comes to my finances, I'm a super freak. Don't get me wrong, I spend money like crazy and have my fun when I want, but the trick is, I'm in total control. No surprises, Ever! (discipline) Money helps but is not the answer.. even the wealthiest people on earth are in debt up to their eyeballs. Once determined that I wanted to pay off all my debts, I sat down and put all the numbers (Money I owed) on paper. I then on another paper created a list of the same creditors name but with $0.00 "paid in full" on all of them... I placed the "all my debts" paper next to my computer (to remind me of my purpose of being in my computer which motivated me 100% to keep going). The other paper with the $0.00 amounts on them, I placed it on my bedroom's mirror so it can be the first thing I see every morning and remind me of my goal :-) Since I was determined to do this, I started searching online one day and found a forum called Naked Investor.. I made a few CA's and my goal was reached. Had I not disciplined myself nor put 100% effort into this or not visualized my success first, then nothing would had happened even if someone would had given me a million dollars. I would probably still be in debt up to my eyeball today. But of course, I owe all my success to God. There are also counseling services online for families needing help with their finance / budget control. (discipline)... I think I saw some the other day. Good Luck Stevie! BEV!
  18. So I wrote a letter to all 3 major credit bureaus requesting copies of my credit report to see where I stand credit wise Which by the way I have not seen my credit report in over 15 yrs. And I've paid off all my debts 4 yrs ago and have been paying cash for everything for the past 7 yrs. Today, I got replies from all the credit bureaus and they all tell me they can not find a thing on record with my identity... huh!!! As if I don't exist This scares the heck out of me. I called them and they say for me to start building a credit history... What?!!! Build credit? By getting into debt? Have any of you experienced this situation before? BEV!
  19. Welcome to my world! Hi Ray, Yeah, speaking for myself, Craigslist is such a big disappointment these days.. I've even heard rumors they're gonna be bought out. I think the mistake they made was to allow people to flag other people.. that's stupid in my opinion because that's what started all the issues to begin with. Anyway, aside from the obvious, here are some overlooked methods that works good for REI and any Biz for that matter. The first one is Yahoo Profile which can be used to share your updates (houses you have available, etc) Include a link to your information so all your Yahoo friends can see your updates automatically. Make sure and use 2 different Yahoo email addresses. One for Searching for FRBO / FSBO and the other for getting T/Bs Use the appropriate email address to communicate with each of your T/B or FRBO/FSBO. This way you can add them to your Yahoo Profile's friend list and keep them updated. http://profiles.yahoo.com/ ---------------------------------------------------------------------------------- Yahoo Chat-rooms is another good source (or any chat where they have local chats) ------------------------------------------------------------------------------- One of my favorites is YAHOO Groups! They are local or you can choose ANY city u want. Do a search for your local Yahoo Groups dealing with houses for rent or for sale by owner, free classifieds, real estate, housing, etc. ------------------------------------------------------------------------------- But we all know the power is in the "YAHOO! Answers" section..if u participate there daily, (correctly) I can almost guarantee you'll get a deal. ------------------------------------------------------------------------------- I know I've been saying this for years but MySpace and FaceBook are excellent for both T/B and FRBO/FSBO MySpace has a free and powerful classified & forum section. -------------------------------------------------------------------------------- Here are other similar social sites (with high PR) that also works well and are free www.bebo.com http://www.mybloglog.com/ www.livejournal.com www.multiply.com http://my.opera.com/community/ www.slashdot.org http://www.meetup.com/ ( I LOVE THIS ONE) http://www.yelp.com/ www.secondlife.com www.43things.com www.ryze.com And a gazillion others..... This should help a bit, BEV!
  20. The biggest mistake I made which caused the hacker to come in, was to allow my form's text field to have unlimited characters. (HUGE MISTAKE!!) So when the hacker found out about this, he/she implemented a script through my form fields.. Scripts are very long and requires 100's of characters. Now I totally re-did my forms with more security AND limited characters (no more than 30). Forms are the easiest and most popular way to hack a site, specially if the form requires a password. I tried hacking my own site to test it (before I fixed it) and was successful at it. BEV!
  21. Oh admin, give it a rest Anyway, found out the infection was injected from one of my T/B's website's form.. I'm 99.9% sure. We all have these forms in our REI sites that ppl fill out with their names, etc.. all I can say is, if you ever get a filled out form from your site with bogus info like (r5joijgojoietjhiorublablabla with or without a link in it), take action asap. because this is a hack attack. That's exactly what happened to me with my forms couple of weeks ago and now it all makes sense BEV!
  22. Admin, Yes, happy ending but I'm not done yet. I'm now checking for backdoor that hackers usually leave behind on the site when they hack a site. If they left a backdoor, they can come in again and have their way with my site again and again even after I take all the precautions in the world. I'm sooooo exhausted, but I gotta do what I gotta do to Oh, and by the way, Lei è un uomo vecchio sporco Jason, Google and I come a long way.. I've been doing adsense for yrs for Google so they monitor my sites very carefully to make sure all is well.. (I guess), and besides, Google owns the world these days.
  23. Few days ago I got an email from the Giant (Google) to let me know my site got hacked and all 2000 pages in it got infected. Of course the fool hacker injected something on my server infecting everything in it and Google had no other option but to block all my pages from being viewed because it appeared that the infection my pages had was that if anyone would view it, it would destroy their system.. I was not aware of this at all until it was too late. Anyway, my host could not help me fix the problem but Google was very helpful (I'm impressed) but still I was on my own with this nightmare. I contacted several professionals to help me get rid of the infection but they charge over $900 for the type of infection my site had because the injection was penetrated (via FTP) in a way that the virus were invisible so I can not spot them from the naked eye. How did this happen? I'm not 100% sure but I have a couple of thoughts I quickly took action and hit the net to learn everything I needed to learn about these infections and HOW to get rid of them. Took me a while but I have completely cleaned my own pages (site) MANUALLY from scratch and Google complimented me and said I did a great job I'm posting this so you know what can happen to your sites (if u have one or two), this can happen to anybody regardless of what anti virus you use on your system... Is recommended to always use SFTP (Secure FTP) instead of FTP when uploading to your server and to change your password frequently to avoid getting your site hacked. (Hacked Sites are an epidemic these days) Here's a good source to check for infection on your site (or use any other method you know of, as long as you take precautions).
