  1. Congrats JHarper. So are all you deals from doing cold calling? Are you doing any other type of marketing?

Jessie - I have a couple questions... 1) What did you spend the 3k on to "get the pumps primed". 2) I visited your website and saw that you have 4 properties under contract, are these homes that you've signed up with what you learned in the class or were these deals that you already had in the works prior to the class? 3) What type of marketing are you planning on starting?   4. So when the questions come up about your experience(or lack of it), how do you handle it if you have none? It isn't too calming to hear "Oh, well your the 1st Mr. Seller" Ray
  5. John- Marketing to listed properties the way you do, how many deals a month should I expect to see from the $800 amount you suggest? What is your ratio of brochures sent to deals gotten? For example, 100 brochures = 1 deal?? I know nothing is 100% exact and I won't know till I actually DO it, but I'm trying to figure out how much I need to do to meet my goals.
  6. Hi All, I'm in the middle of writing a business plan and would like to know what type of start up business costs I can expect to have. I'm planning on focusing on CA's starting out. I know marketing costs can vary so I'm not adding that to the list just yet. I really like what I've read of John Jackson's business model and I think that's the direction I'd like to go. So far this is the list of things I've got: • Formation of LLC • CPA consultation/services • RE Attorney consultation/services • Website • Yard signs • Business Cards What were some of your expenses when you were getting ready to dive in to this L/O business?   7. I know this is an old post, but I was browsing the forum and wondering how many of the people actually reached their goals that year. Also, I'm wondering how people are doing on their goals for this year 2010 and what they are. For me, in the short term, is to get that 1st deal done. Longer term, replace my current income in order to leave the J.O.B. Anybody else?......
  8. Thanks everyone for the advice, I will definately implement as much as I can. Also I figured out a way to kind of filter out the unwanted realtors, prop mgt, etc. from my searches on Craigslist. Ray
  9. Wow, that WAS fast...congrats. A few questions: What city are you in Bako? Did you get your leads from Craigslist? I'm guessing you followed the manual step by step when it came time to paperwork?
  10. I was wondering what is the best way to go about getting that 1st deal done w/out using any money out of pocket. I would think possibly contacting FRBO through Craigslist, but in my area(Phx, AZ) the FRBO section seems to be saturated w/ realtor and prop. mgt. companies. Indiv. owner postings seem like a rarity. Should I try contacting all of the above or just focus on the individual owners? I am willing to spend money on marketing, etc. but would like to prove to myself (and wife) that this can be done w/ no $ out of pocket.
