  4. Rosanna, My experience with most FRBO is that they prefer a longer lease (up to 5 yrs). BEV!

You're just "worst", that's all I created this new facebook profile because my other one (personal one) is taking up too much of my time and I need to focus more on my Real Estate business and need you guys to keep me on my toes.   7. OMG! I miss you guys so much! Yes, I've been busy but that's no excuse for me to abandoned you all.. (feel the love?).. I now have facebook I just started 3 days ago or so for this very same reason so we can still stay in touch and talk about the Naked Investor of course. I have no friends yet on my facebook but I'm very picky as to who I friend with (is gotta be from this board only). Let's see how it goes LOL Admin, friend me I want friends.... just make sure and tell me who you are and that you're from the Naked Investor before I friend anybody please. BEV!
  8. Stevie, the admin has some good advice there. I had the very same situation few days ago. A lady was renting all her rooms in the house (4) to be able to make her mortgage payments. She's someone I've known from last year... She called me few days ago for advice on her home as she is now getting married and will be moving in with her husband and does not want to rent rooms in her house any more and wants rid of it. I introduced the RTO bla bla bla bla and she was ready to signed on the spot (but we were at the mall shopping,... for crying out loud LOL). I wasn't ready for this. So she asked me what is the first step? I immediately told her the first thing she needed to do is to give her roommates a 30 days notice ASAP and vacant the house... She didn't like it at first but after we spoke some more, she agreed. I then placed a "Coming Soon" ad for the house online and am taking names with their OC amounts and credit information down for me to notify these prospect t/b's when the house is vacant and ready to be shown... The house is beautiful with swimming pool (and a bar in it), built in BBQ grill in the back yard, private tub, etc.. My method is working fine so far as I refuse to show a house with 12 to 18 people living in it Keep us posted, BEV!

  11. I try anything from: Consultant, Expert, Professional, Adviser, (did I spell that right?), and even Negotiator But never use: Investor, property management or agent. BEV!
  12. I highly recommend YOUTUBE. Place all the pictures of your house on a video with your contact information and everything and upload it to Youtube. Google picks up YOUTUBE first on most searches made because Google owns YOUTUBE. But the magic is in what you write in the "Title" of the Youtube. (example: Rent To Own Home In Neverland, CA) etc. Is very crucial to put a very specific title so Google picks it up instantly. I uploaded a video of a house few weeks ago and 10 minutes later, someone called me about it... D A I N G! That was fast! I asked the lady who called me to tell me where she saw my ad and she said she didn't know, all she knew was that she did a search on google and my link was the first one on the page results so she clicked and she saw my video but she said she has never seen videos online before so she was thrilled and excited BEV!
  13. NO, not at all. The service I use is the one I introduced to all of you on the board last year that I've been using for several yrs now.. is Called Grand Central but is been bought out by GoogleVoice.. They provide this FREE texting service directly from your computer using your keyboard not using your cell number at all.. Your cell number never shows on ANY texting whatsoever! How do I get the phone numbers to text? I get them from Craigslist. Any REAL motivated homeowner wanting to sell / rent their house will provide their cell phone on their ads (not their home ph). So I text those whether they get my texts or not is good either way as I use it mainly as an icebreaker so they know I'm a real LOCAL human being interested in their house (not some scam bot from out of state or international hiding behind an email address). I am however, working on a system where I can text my e-bizcard / flyer to local homeowners for them to keep in case they should need it in the future. (TV is a good example of this type of marketing, we pay for cable to watch tv but we always watch the commercials that comes with it.. no choice ) Some wireless companies have already allowed this, others will follow as I type this.   14. Stevie, I don't use my phone to text at all OMG (YIKES)!! I use the "FREE" unlimited texting service online to any cell phone, anywhere, any time. Is FREE to send and Receive BEV!

  17. jhanson, 90% of host services provide this forms for free. Check your hosting provider, I'm sure they provide it, is a point and click thing and it takes only 5 seconds to create a form.. Most hosts call them "mailform" or "eform"I do however, create my own forms using my own scripts and host them on my own server as I'm a "form" Diva ... just saying... LOL BEV!
  18. Just wondering how many of us would download and install the Naked-Investor Search Toolbar? Not only that, but is also a toolbar button where we just click on the lil' naked icon and we're on the forum, BAM! (love this part) Admin, you probably have this search toolbar, right?   19. Rev Kev, I text it on an individual basis because I want to stand out from the rest. Lets pretend they have an ad that says... " For Rent - Beautiful house close to ABC school. Has new carpets. Located in San Francisco. Please call Marco for details 408-555-5555 " Since I don't know if Marco is an agent or the owner or if he can get texts on his phone or not (or if is a cell for that matter lol) Here's what I would probably text to him. "Hi Marco, how are you? Are you the person with a rental in SF? You say is close to ABC school, that's fantastic! I'm extremely interested if the owner is open to long term lease. Please Reply to discuss." That's just one of hundreds of scripts I use, is not the same over and over again. If I get a reply then we discuss all the details, if I get no reply it means they never got my text and I email or call them to follow up. All I want is to break the ice gently, that's all BEV!

  21. I've noticed the same thing and I'm sure is because of all the spams / scams going around. I think CL is blocking emails randomly, the reason I say this is because I've had prospect t/b call me and ask me why I never replied to their emails from my CL ad which I never got, I get lots of T/B telling me the same thing.. hmmmm Anyway, sending email is getting old anyway and it got me bored LOL Last night I tried something new (as always), and created a website specifically for prospect FSBO / FRBO to add their home information on my form for me to do the CA and ironically I've gotten one FSBO and one FRBO so far in only one day of promoting my site. It feels better when the homeowners asks me if their property qualifies for the Rent To Own I offer BEV!
  22. TAT, is very simple to accomplish this. If you're familiar with codes and header and IP then you''ll do this with no problems.. it takes me only 20 seconds to do the whole thing. How do I get the IP? You can get it from any email you have from the homeowner. Just go to the email and open the "header", in there you'll see a gazillion codes (client, IP's, etc) choose the one that says something like " received from 12.555.35" (that's just an example of an IP number), then take that IP number and go to your host and added it to your " IP Deny" file.. or you can email your host to ask them how they do it. Every host is different. That's pretty much it BEV!
  23. That's how I do it but I go deeper than that to protect my privacy from the homeowner's curiosity (which causes greed on some of them). Here's what I do, aside from only showing the basic information on CL (lease, credit and a different picture than the one they had on CL), I also put the link to my website for people to click so they can see ALL the details (option money, more pictures, city, etc)... Of course anybody can click to view this information, but if the homeowner happens to see my ad, he won't be able to access my website when he clicks on the link because I always block their ID from accessing my sites. I do this intentionally to avoid any of what you went through recently. (greed from the owner). Blocking their IP is the very first thing I do when I put a house under contract, and is all for a good cause. BEV!
  24. Admin, are there any cuban's tropical juices or non alcoholic beverages? If so, what are their names? I already know the "cafesito" one you mentioned the other day but that's all I know.
