  1. I have been reading the lease purchase/option thread for several months, never checked out the corner bar before now, but this seems like a good online community. Good Luck in 2009
  2. There is no way to guarantee the buyer/tenant will perform on the contract. But with a Lease Purchase they have contracted to purchase the property, so they may be more likely to do so.
  3. Keeping up with my mileage is a deduction of several thousand dollars a year for me. But I agree with the reply above. Good Luck
  4. Courthouse Auction Videos Has anyone bought (or bid) on a foreclosure at the actual Courthouse auction (like the ones in the videos above) ? If so, would share your (or someone else's) success story ?
  5. I read some of her (Diane Kennedy) books a few years back. I thought they were pretty good. I also like John Hyre’s Stuff.
  6. The bank may be able to come after her for a Deficiency Judgment. I don't know if it is the same in all states. But in my state if the “quick sale” value of the property is less than the loan balance, the bank is allowed to bid in the lower amount as their opening bid. If no one else bids (typically investors) at the courthouse steps, then the debtor will still owe the difference between what the property “sold for” at the courthouse steps and the balance of the loan.
  7. I know of Field Service Agents for foreclosures. They did a lot of things from securing the property to cutting the grass while it is vacant. Don't know if that was any help to you.
  8. I am a broker here in Alabama and I would have to agree with the post above. It is hard to get a broker to do a good job of watching the MLS for you.
  9. I know two guys here in Alabama that went to his $5,000 bootcamp and did several after they got back. But I do remember that they reattended his bootcamp with their attorney and he did not like the way they were doing the deals.
