  1. Realtor Called me because I had sent one of her "clients" a postcard. (Expireds) She was wanting to know what my companies does. I explained to her what we do. I even explained to her that she could keep her commission. She then proceeded to ask me how she would get her commission for my tenant buyer because she wanted her full 6% commission. She wanted to know what contracts I used. She also asked if I always market to listed properties. She wanted to know every little detail.

     

    So in the middle of her talking I said........ Ma'am, not to be rude but I don't have time to tell you every little detail about our program. If your client is open to a lease option , I could help, but I have way more properties to look at today and I have to get going. That really pissed her off and she said GOODLUCK and hung up.

     

     

    All she was worried about is how she was going to get her commission and defiantly did not have the sellers best interest in mind.

     

     

     

    My question is should I put at the bottom of my post cards something on the lines of "If you relisted with a Realtor please disregard this postcard"?

    Without asking me my state past a new law a few months ago for Lease Options and Contracts for Deed. :P

     

    It's called the "Home Buyer and Home Owner Protection Act"

     

    Don't know how I missed not hearing that the world was coming to an end, but now all L/Os need to be recorded, SLOs and CAs. Most of the law is adding little things like the full names of sellers and t/bs, adding the legal description of the property, and the addresses of the t/b and the 'seller of the option' and 'seller of the house.'

     

    One clause that needs to be added is that the t/b can cure a default (like not paying the rent) one time in a 12 month period.

     

    Another clause has to be in bold caps in 14pt above the signature line it states, in so many words, that the t/b is allowed 3 days to cancel the option agreement after signing.

     

    Also, if the seller goes into foreclosure the option consideration will be returned to the t/b, but not the rents paid. Gotta watch those SLOs.

     

    The good thing is that a Lease with an Option to Buy is now governed by landlord tenant laws, so although it is still good to have separate agreements, if the option to purchase is covered by a lease, it is a tenant / landlord relationship. ;)

     

    Well I closed a CA last weekend so I have 5 business days to get it recorded. Looks like I'll need to get my notary stamp too. ;)

    "Unless you are someone interested in purchasing our home, I don't believe you are supposed to be using Craigs list to contact me."

     

    I don't see any policy and I don't feel like writing that person back to explain, but you can't get in trouble with that can you?

     

    REply with "Sorry, I was trying to respond to your wife who had the add about the 9-volt and the cucumber. My bad."

  5. I hear you loud and clear. It's nice to get a huge month then I think to myself it's going to be great next month but what happens is that the following month I'll do no deals so I get "bummed out". I've tried many times to get consistent deals every month but it hasn't happened for so many years of trying. That's why I thought some of you could chime in and tell of what you're doing. In reality I would be happier with 2 deals every month than do an awesome month where I close 4 then the next month nothing. I've been thinking and what would probably help me do deals every single month is to diversify what I'm doing. Possibly adding in the ugly wholesale side along with what I'm doing with the pretty houses.

     

     

    Are you consistently putting out bandit signs? They work wonders.

    Are you doing CA's full time? When you say lifestyle do you mean the actual $$ you make doing them or do you mean it takes to much of your time? I'm guessing this could all be tweaked to actually give you the lifestyle you want , within reason..

    I tried the no website, no business thing and It was so hard to have confidence when talking to sellers...

     

    Soo I am taking a step back and creating an LLC qnd website and then go after this CA full speed....

  9. 15) John markets to listed properties - and that is the only marketing he does! I about crapped my pants when I heard this. He sends simple tri-fold brochures to listed properties & FSBO’s.

     

     

    In John's brochure, does he have a statement such as "If you're home is presently listed with an agent, call me when your listing expires" ?

    No, there is no need to since I am not an agent. Actually, most of the houses we have are on the MLS at the same time. If someone is NOT listed, but there situation dictates that being listed also would be good, then I refer them to an agent I work with so we can tag team it.

     

     

    So basically, Even though the house is listed on the MLS you can still put a Tenant Buyer in the property. If the Tenant buyer buys the property at the end of the lease then the Realtor that the seller has an agreement with will get the commission?

     

     

    Obviously once a tenant buyer is placed in the property then the Realtor stops all showings of the property and so forth..


  10. You don't want to be throwing around the "eviction" word so casually. Never bring it up. But if the homeowner does, emphasize the advantages of a t/b vs. a tenant.

    thats a great point. Lately I been so excited about Joe mccalls thread about what hes using and trying to figure out why my conversion rate has dipped lately. Dont mention eviction until it comes up.

     

     

    Here's my reasoning.....

     

    You know that they are thinking 'eviction' when your giving your pitch..

     

    So why not cover all objections in your pitch??

  11. Okay I do a CA with a homeowner and find a TB. Everything is great and everyone is happy. I walk away with my $3000 Option Consideration and I am out of the deal....

     

     

    Scenario #1: The original homeowner loses his job and has to move back in to the house the TB is living in. TB demands the option consideration back because he never really had a chance to buy the house.

     

     

    Scenario #2 A tornado rips through the city and the house fly's away. The TB demands option consideration back because he did not have a chance to buy the house.

     

     

    Scenario #3 The TB goes to get a loan to fullfill his option but the bank won't give a loan because the house is filled with termites.

     

     

    Maybe some of the scenarios are far fetched but you get my point. What Happens? Are you truly out of the deal?


  12. YEP .....that is me. Last week I was using my IPOD in the truck and my video function was not working. So I thought I would go buy another one. So I go to Sam's Wholesale and see one of these IPOD TOUCH. Man I thought I was in IPOD heaven. I bought the biggest, baddest IPOD you can get in that series. Tax and stuff like that I plunked down $403.39. Well that was Saturday. I spent Saturday changing some things on ITUNES getting some applications (bible, facebook...etc.) and really could not figure out how to work the thing after about 4hrs of using it. Sunday I looked at it again. Nothing. So I got frustrated and seen the reciept all of sudden my head starting feeling light headed.....again. Where was my brain.

     

    Well after thearpy (using my old IPOD) I placed it up for sale at Ebay. I still have this contraption sitting near my computer but it is not going to budge until I place it in the mail.

     

    So, if any of you want a good deal on a IPOD TOUCH 32gb just go to ebay and search 110383340285 on ebay.com

     

     

    Why waste your time with ebay? Why don't you take it back to Sam's?


  13. I am in St Louis and am getting more CA business than I can handle. And I don't think it's because I am in any special market. Every market is different, but I am convinced, absolutely convinced, that this can work anywhere.

     

    I'll tell you what it takes - persistence, patience, practice (and any other pithy word that starts with "p"). In my opinion, one reason why most people who "try" real estate investing fail, is exactly that... they are only "trying" it out. They give up too soon. And honestly, their marketing & sales skills suck.

     

    Listen, this business is ALL ABOUT MARKETING AND SALES (and marketing to motivated sellers). Period. If this is not working for you, there are probably 2 reasons: 1) you aren't marketing enough, and/or 2) your sales skills suck. If you are doing your marketing half-shod, a little here and a little there, trying something new for a little while, then trying something else, and then trying something you did earlier, not sticking with 1-2 things that work well for others, not marketing for motivated sellers, and then complaining that nothing works, well duh...

     

    Something must be said here for mastering sales skills. If you are not good at sales, if you are not good on the phone, if you aren't confident, if you sound nervous or unsure when talking to sellers, if you are timid & unassuming by nature, you probably won't get very many deals in this business. I would recommend getting some basic training on sales. Make a sales presentation to some friends & ask them to honestly critique you. You have to know how to sell yourself. Work on your elevator pitch. You should be able to tell a Seller how you can solve their problems in 30 seconds or less. Go to the library and get some audio books or videos on sales. Forget real estate investing for a while. Focus on "sales training".

     

    Maybe this business is not for you. It's not for the faint of heart. I get discouraged all the time. But I am always filling my pipeline. My marketing never stops. I am always making offers. I get rejected 5 times for every 1 deal I make. Just today, I got a great lead from someone I originally sent a postcard to over a year ago. Most deals I get are from the 2nd & 3rd follow-ups with sellers.

     

    Stick with it. Don't give up on marketing. Practice your sales & presentation skills. Find what other successful investors are doing and just copy them. It's really simple. It's not hard at all if you really want it bad enough.

     

    My 2 cents... I hope I didn’t sound too harsh. I just get frustrated because it sounds to me like some here are saying that if this business doesn’t work for them, it's probably their market, or something else besides them. Maybe the training material is wrong. Or maybe those that are doing well are not telling the whole truth. I know that’s not what people here are saying, but that’s what I am hearing.

     

    So stick that in your pipe and smoke it. ;)

    First thing, Is I definitely do not lack in the sales department. It is a little different selling your services over the phone instead of face to face...That's the only thing I have to get used to...In some cases I might over sale.....Like you said, I have to tell these people what I do in 30 seconds or less.... In the beginning I was trying to build rapport with the sellers because I felt like if I just blurt out what I do then it's not going to matter because they don't trust me. But I soon found out that it does not matter what you do, If they are not motivated it does not matter. I am trying to solve there problem, not get invited for x-mas dinner......

     

    Second thing, Your right on the marketing. I have sent letters to probates, expired's, put ads on craigslist and more but maybe not as consistently as I should.....I need to make a follow up process as well...Right now what is your 3 best forms of marketing?? I'm just curious to how you are getting so much business....

     

     

    I think I am going to start door knocking FRBO and FSBO signs as well.

     

     

     

    A lady just called me today about a house she has for sale. I sent her a letter back in February..I have to call her back in a few hours.....


  14. I have so much to say, yet so little time :mellow: but for now....

    Yes, this can and is a full time thing (CA), I've been doing it full time for the past 4 to 5 yrs... I'm the only income in my household for the past 5 yrs.

     

    I know is not easy (nor has ever been) getting leads, specially these days.

    I've always gotten my leads through CL 100%

    Have any of you tried emailing the "house sharing/room sharing" section on CL?

    I did, and it got me a deal already.

     

    I'm thinking, if a family is renting out a room in their home, chances are they're doing it because they're in financial crisis and need help asap.

    So I emailed them and it worked.

     

    Just a thought as I gotta run for now.

    I wish I could get all my leads from craigslist, but it seems in my area that there is a lot more crap on there then anything....I will still use it as a source but definitely will need more then just craigslist....

    Yeh, I tend to have a hard head and never take no for an answer. So, I refuse to give up. What were you doing to get leads?...

    Its funny you guys say this because I too have recently thought about throwing in the towel. I understand the concept and are'nt bashing Michaels manual. I think that some have better results than others based on their location. Me being in florida I have a real hard time getting deals consistantly. But investors like Steve and others seem to be doing very well. Landing deals consistantly has'nt been going well for me either. I really dont get why this stuff works well in one area but not the other!!!

     

     

    Yeh, I have noticed that others seem to do better in other areas as well.....All I need to land is one deal a month and I would be ecstatic. Where are you located at?.......Let's not give up, Let's share some ideas....

     

    What do you do for marketing and how many hours out of the day do you do it?
