No, the house probably would not show well. 1 reason, you have to walk thru one bedroom to get to the other 3 bedrooms, and 1.5 baths. There's a full bath between the kitchen and laundry room, on the opposite end of the house. It's just a strange lay-out (in my opinion). I just talked with a property management company, who leases the house across the street. It's a 3/2, with updated bathroom and kitchen, for $925 per month. That tells me the one I'm looking at would rent for no more than $1,000, only because it's a 4/2.5. I think I'm seeing the writing on the wall. Lynn (FL)

Tom, Probably not. Those are the numbers I see I need to make it work. Ofcourse, the kicker is finding a T/B who thinks a sales price of $142,500 is a good deal. I haven't signed anything with the owner, yet. Am I try to make a NO DEAL, a deal? Lynn (FL)

I just emailed the sellers a Short Offer Form for 36 months / $130,000 / $1,200. I'll market it for $142,500, with $5,000 OC and 50% rent credit. Payments don't start until I find a T/B, so we'll see what happens. Lynn (FL)

Owners want to sell for balance of mortgage ... $129,000. CMA came in at $130,200. Mortgage payment is $1,200 per month. For me to be able to give 50% rent credit ($7,200 per year) and I receive the 3.5% Option Consideration ($4,900), I'd need to raise the selling price to around $141,000, which is about 8.5% higher than the CMA. Is this a justifiable price or is it over priced? Thanks, Lynn (FL)

I too have a J.O.B., so I have to send my calls to voice mail. I'm using a Magic Jack account with a local number. After you've purchased the hub ($20.00), you get unlimited calls for $20.00 per year. I'm notified of any messages via email, and MJ captures the caller's number. For a toll free number, I've found Kall 8 the least expensive. $2.00 per month, plus 7-cents per minute. I also have that set up to notify me via email of any messages. You can have your Kall 8 calls forwarding to your Magic Jack phone, so all your calls are hearing the same message. Or, set up the Kall 8 number to be your "24-Hour Recorded Message" line. It's not ideal, but I've found this to be a good place to start, until I can hire a live person to answer my calls. Lynn (FL)
