  1. That's right! As a Cash Investor, you can get Pre-Construction Properties for 75 cents on the dollar. In addition, we already have a large pool of buyers to buy these properties once they are built. Turn around time is 90 - 120 days. The returns are fantastic. The minimum cash needed is $100k. We also have a Credit Investor Program where the investor can get the property for 85 cents on the dollar.   2. Both the ones that Jonathan mentioned are good. Just to add one more for consideration...I use Pensco Trust and have been very happy with them. I use them for my new construction deals which I turn over 4 to 6 at a time every 90-120 days. When I opened my account, they sent me the book "IRA Wealth" for free which has a ton of great ideas for self-directed IRA investing. Good Luck.   3. Property is in TN. Yes. There was a valuation done as part of the divorce settlement. I also talked to a master appraiser who knows the house and he said the value is very solid. He would be happy to do a full appraisal but it cost about $10,000 to do it. That said, it is a unique property, and at the end of the day it is only worth what someone is willing to pay for it. JT
  4. I have a lead on a very high end home that is worth $38 to $40 million seller is very motivated and is willing to take $23 million all cash. There is at least $15, million in equtiy!!! It comes FULLY furnished. It is a divorce situation and the wife got deeded the house as part of the settlement and just wants out. Currently the home is not listed. The house is 44,000 sq ft. and has everything that you can imagine. This type of deal is outside of my expertise. Anyone on this board want to partner up? Need to move fast.
