  1. Great ideas guys... Personally, I strictly call FRBO. This has landed me signed contracts and continue to do so. A few pointers I would suggest are the following: 1) When I call, I speak with the owners as though I'm looking to rent the place myself. After asking them general questions about their home, I say, "If I were to rent out your property for the next year, would you consider selling it to me?" If you use that line, you will be surprised at the amount of sellers who will say "yes". That's when I immediately go into my script about how I work for a company that finds t/bs who are qualified. Imminently, you will get sellers saying, "oh, this place isn't for yourself?" That's when you respond, "no, but why does that matter if you're getting your rent and asking price"? Never once have sellers disagreed with that point... *knock on wood*... Then it's just a matter of closing out the deal, I usually tell them to sign or I'll get Doug Pretorius after them! As soon as they hear the mention of his name though, their signatures are inked into the contract. 2) Make the calls. Do whatever you need to do to make the calls. It's a psychological game you play with yourself. Pick up the phone and call, it won't kill you. Good luck guys, hope I've helped!
  2. WCG, step away from the Caffeine! It took me *months* before I felt I could write something here that would actually help someone. My first steps into Lease Purchasing were fraught with uncertainty and fear. I had significant misconceptions about how it all fit together which had to be *changed* before I had any success. I wouldn't have been surprised if my early posts were answered with "Boy, you just don't get it, do you?!" Fortunately, they weren't. People were nice to me. And I stayed in the game. So...Why in the world would you write a special post encouraging people to ask you questions ("nah, don't worry, I ain't gonna charge you. Therefore, folks, please FEEL FREE to PM me and I will help you in ANY way that I can! That's my true, Naked promise!") and then turn them into your personal whipping boy when they take you up on your offer????? Encouragement doesn't cost a dime. Just a little of it, well-placed, can carry a person through a lifetime. Dan Freedom Creek LLC My Gosh, Dan! I've spent the last several days in turmoil thinking about Kevin's response AND the light you've portrayed me in! Geez, I'm not the bad guy here! I lived up to my promises here -- which was to help anyone who asked me for me help! Which, I HAVE DONE! However, I do have a problem when I do deliver on my promise and those folks don't acknowledge my act of kindness or genorisity by a simple e-mail back by saying Thank You!. or "I Got It". However, for someone to say in an Open Forum, "yah, I got your info, but it's gonna take me time to get my head around it, and is the reason why I didn't respond", just doesn't cut it and is back-peddling. Example, what if it took that person 3 months, 6 months? Would it be Ok for someone to say, "oh by the way, you sent me some information months ago and I've just gotten an understanding of it, so thanks." Or, What if they never got an understanding? Would that still be Ok for them not to respond? The point I'm trying to make is not whether someone understands something right away or never at all? What is IMPORTANT is that they acknowledge whatever info you sent them NOW! (Hey, they're the ones tha asked me a couple of times for the info and I asked them to be patient as it was going to take some time for me to get it to them as I'm extremely busy)! So, even after all that -- still not a word that they received my info (for the second or third time I sent it to them)! So, Dan, you have no idea how much I've given our newbies here. I was merely trying to make a statement, by saying that everyone is welcome, but please respect one another. I just don't feel like I've been respected (by a few of the newbies here) -- JUST USED and TAKEN ADVANTAGE OF! I guess that's what happens when you give an eulogy in memory of your mentor and your e-mail becomes flooded with people seeking your help because one offers it. Well, that's my fault, I guess, but that's the ONLY thing that I'm guilty of. Me Bad!! What can I say? I'm an honest, ethical and downright grateful person. Is that such a sin??? All I ask for is a little respect! in return! WCG P.S. I tried, again, to this one slide, but heck, I got feel'ns too ya know! P.P.S. I learned a long, long time ago too -- NOT TO give the farm AWAY! So, with that said, that letter means NOTHING without the Accompanying parts that I possess! Meaning, I gave away some crumbs to the secret of the pie, but NOT THE RECIPE TO THE WHOLE PIE! Glad to know where I stood before I gave the whole recipe away!!!!!!!! FOR FREE, as usual! WCG, I was not going to reply to the first statement you made a few days ago but since you have decided to bring the issue back to surface after RevKev had already mentioned his "thank you's", I'd like to throw in my two cents. Although I believe people should be thankful for the advice that they receive (which I'm sure we all are, which is the reason why we continually return to seek and learn and grow through this forum), it shouldn't be a necessity for everyone to start posting whatever "wisdom" they may have. Most members on here have yet to do a single deal, and I can empathize with those who are just starting out - afraid, confused, and always looking for the the expert answers. It's wonderful that Bev posts as much as she does to help everyone out, but should everyone who read her posts send a message saying "thank you"? If that's the case, then every time any member of this forum logs in, then they should create a new topic to thank Michael C for paying, maintaining, and keeping an active community. I 'm quite sure that what MichaelC, Bev, and the rest who have contributed to this forum have received back tenfold. When I gain much more experience, I'd be more than willing and happy to share my experiences to newer investors looking answers without the need for a verbal form of appreciation. When people ask for my advice, that would be sufficient for me to know that they appreciate what I am offering them. If I stumbled upon this forum for the first time, and came across your message, I would probably feel very intimidated to join and would probably seek information elsewhere. Information should be FREE. Always. If Bev expected a "thank you" or something in return for every piece of advice she gave, do you think it would come from her heart? People give because they want to, not because they feel they have to... and when you say something like, "Bev should charge us for the information she gives ...", that just seems to oppose everything this forum represents.
  3. So a seller responded to one of my ads, providing his # to call. I call him the next day at around (6pm) and he sounds as though he's sleeping so I ask if there's a better time to call back. He tells me to continue since I already started. I ask him about his property and it turns out he has an agent, who hasn't followed through with what was promised (calling once a week to update, having 22 ready buyers) so he's going to sue him, report him to his brokerage and to the real estate board. We continue our convo and turns out he has sleep apnea. He tells me about another house he owns and how it has REALLY high beams and how he has thoughts of stringing a rope over it and tying a noose around his neck. He then asks me if I know anyone who sells guns so he can shoot his agent and himself. For goodness sake! All I wanna do is a RTO transaction!!! I didn't know what to say... I empathized with him as much as anyone in my position could ... Thought I'd share this story with everyone for its out-of-the-ordinary value. Has anyone experienced calls like this before / and how have you guys handled them? Definitely doesn't leave you with a good feeling afterwards!
  4. A Senator from Nigeria sent me an email to one of my online ads, asking me to send pictures of a home he is looking to purchase between 1-2 Million US dollars. I thought I'd entertain myself, so I sent him random pictures of an estate I had under contract. The first suspicious clue I got was that he was from Nigeria, which is notoriously known for scams. The following is a response to my email of the estate: Dear, I want to extend our heartfelt gratitude to you for sharing with us the need for speed on this matter in this very trying period of our life. We pray that the good lord shall bountifully reward you, I also believe that this will be the beginning of lasting business transactions between you and my family after going through your pictures severally with my family we have fallen in love and chosen to buy this house , with valuation status Price: 3 million dollar . I want you to go ahead and write the full offer the funds will be made available to you. I have detailed below my plans on how to get the funds over to you so as to enable us conclude quickly. The life of my family is no longer safe down hear in Nigeria, my political opponents and enemies want to assassinate me and my family, they have several time tried to assassinate us but the almighty God has always been with us. You know when you are into politics in Africa you are bound to have a lot of enemies. Well it is true that this transaction may sound so strange, suspicious and unbelievable as you read this my letter but it is the very truth and i implore you to kep it very confidential, This is due to the fact that we have not known each other earlier before or now in life, and it will be very difficult for you to believe my proposal and plans, but I am giving you all the assurance that this transaction is real.     How accurate is this website's measure of one's property? Also, what other sites do you guys use to find out valuations or properties in the U.S.? I'm thinking about doing some deals there. Thanks for all the help in advance.

  11. Actually I've been at this for a few months now... and I've spoken to many buyers and sellers... just nothing has really materialized yet. I've wanted to cold call for a while now but I've given myself every excuse in the book NOT to so I decided to change my mentality up a bit - I called with the mindset that I had intent to rent out the place myself. That's it... that is the secret... now I absolutely LOVE cold calling Also, when they say "yes I'm interested"... I always say, "great, now allow me to do some research on your property and run some numbers, if your house qualifies, we'll call you back" This makes it seem as though the sellers need me now... when I call the seller back tomorrow, I will say, "great news Mr. Seller, you qualify for our rent-to-own program" If the more experienced investors here have had a good ratio from getting the initial "yes" to closing the deal, please share what you say / how it's said ... pretty much more or less how to close out a deal. I'm sure many have experienced the "yes-I'm-extremely-motivated-take-my-house-now"-and-then-never-hear-back-from-the-seller phenomenon.
  12. Doug, we spoke about this before ... isn't it funny how one thing works for an investor but the exact same thing won't for another? Aside from the first couple of sellers I ever spoke to, no others have really inquired about the OC after I mentioned I would be compensated by the buyer. I thought this is how it went for you as well??? I also know what you mean by sellers realizing or thinking that they could do it themselves, that's why I'm always hesitant to send them off a contract when they're not ready to sign, but it would seem that I'd lose credibility if I refused to send it to them - they might think I'm trying to hide something. Lemme know if you ever figure them out.
  13. Yes it's true, I finally cold-called... and I'm still alive to tell the stories, hopefully to inspire others to do it as well. Here are the numbers ladies and gentlemen: 20 calls (one hour's of work calling FRBO) YES: 1 NO: 7 N/A: 7 Already Rented out: 2 Maybe: 1 Call Backs: 2 Funny because the only "yes" I received was from the LAST call I made!
