Not asking to share your trade secret , just trying to superficially understand how you are doing it. thanks - Rahul I guess I got lucky some asked me to find REO and next thing you know some one e-mail me selling REO and notes, I have been dealing with this now for about three to four weeks and I have had to learn a new world of info that I had no idea was even out there, This business dog eat dog no one truss any one because of the different time zones you are on the phone most of your day not to mention fax and pc this form of investing is more like wall street and yes the payoff is great which is why everybody is walking on thin ice with all the info that goes back and fourth.   16. Real Estate Investing there is so many way in which to invest or find your nich. I love L/O but I just found another way of dealing in real estate that is stressful and lots of paper work but the pay off is big. And in this field the truss level is doggy dog. I mean no one has truss and it seems that some one is always trying to screw you around or can't produce what they promised. But if you play it the right way and you build you a rep, which is where I am at right now. People will seek you out. So Guy from NY having proplems buying REO's in the area of NY and all it's burrows, He contacted me I told him what I could produce gave him my minmum order which is $50mill and he asked me if there was anyway for me to do a smaller amount, well after hours of paper work going back and fourth, the guy told me that he could do a few mill now and then two other orders would follow for $20mill a pcs. Well my partner and I talked over and agreed that a little bit of something is a lot better then a lot of nothing. We pushed the order through and we close next week. I am looking at a payday of about $15K to $25K not bad right. I just got another order today for $100mill, when I close this hopefully within the next 15days I am looking at $1.6mill not bad for being a nice guy trying to help people get what they want. I will keep you guys posted.
  17. Place a few Bandit signs around the area where the property is located, same thing with flyers, Place an ad in the penny savor mag. go on craigslist the backpage and any other free site you can find and post there. My mentor MC. taught me this and to this day it has paid off.

I see what you're saying but in a down market Like what we got down here now where not much is moving a T/B is not going to fork over more then $5K to $7K option fee, Now as soon as I start to market this home I will know what my T/B will have then I can proceed. I can't add it to the monthly payments because the rent market in some of these areas don't permit it. $1,600 to $1,900 to rent it out fast. That's why I thought maybe add it to the net seller price and indicate why the $6,000 increse at closing. if this is something that needs to be explained, I believe that there is more then enough spread not to have to explain anything when they close.
  19. So I am working this deal for a CA in the Miam Lakes Area, the comp show $375K avg price in the area I have the property locked in at $305K owner mortgage is about $2300 piti a bit high. Now I can get someone in there fo about $1800 any higher and this property will sit. Now the owner is paying $2,300 a month and it's starting to hurt, so I could tell her hey I could help you slow down the bleeding but I can't stop it until my T/B buys it. If she keeps paying her mortgage for 12 months it will cost her $27,600K but if she takes my deal it will only cost her $6,000. Now I don't believe that she will cry about her $6,000 but if she does. Would it be possible for her to create a second note for the $6,000 difference and add it to the total puchase price at close which would be 305K plus $6,000 for a total of $311K and should this extra amount be explain for to the title agent. Please let me know what you think. thank all.

  22. Where are these deal located, and do you buy large amounts of REO's
  23. I am not sure in other parts of the country but down here in south FL we get two channels. One is HGTV, and the other being A&E. We have HGTV with Flip This House, which runs all days after 12:00PM. Then you have A&E with Flip That House. Now you have three groups flipping homes. One is from NC. known as TradeMark Properties. The other is from somewhere up north OH. Then you have the last but not least Armondo Montelongo who moved from CA with a dollar in his pocket and five years later has flipped over two mill homes and is super rich. Just wrote a book, has a website doing Real Estate MLM, and of course sells books CD's and DVD. All these shows are entertaining and you could find something informtive in them, but I am sure that everyone that wants to become a real estate investor understands that this is just one way to invest in real estate. Now for the investor that does fix and flip I am sure they have some negative things to say about the programs and how real they are. The problem with these shows is the they are making buyers want what they see on TV. Which now causes a problem for us, because now our buyer wants to buy properties just like what they see on TV. If they don't get that up to date kitchen or bathroom you will not sell in this market. And I find myself being caught in the same trap when I go to see a home and the house is a nice looking home but it needs minor work like a fresh paint job in or out, give the house some sex appeal then of course we have curb appeal. I know that if this house doesn't get this done it's not going to sell and I have already tested this theory of mine. So the point being is if you are going to sit and watch a TV Show that deals with our business then keep an open mind, Grasshopper, and learn from all that is offered to you.
