  1. Cheers to work-at-home parents! I have a two and a half year old and an 8 month old. I was just wondering how those 800 numbers have been working for you guys? I don't have one yet. I am wondering if that wouldn't be helpful to my business. Summer, I called yours just to get a general idea of what to say, and that sounds great! I am just wondering how many calls you get, and how that has worked so far. Thanks.

  5. Does anyone know that basics of buying foreclosures? For instance, how do you find them without paying a website money? Is it possible to get a bank to finance you on a foreclosed home? I know there are a lot in this area, well, in every area, and I am wondering if I couldn't maybe buy one for myself. Just wondering what ya'll can tell me about foreclosures. Thanks to all responses. And NO, I am not even thinking of putting L/P's on the back burner, I am simply wanting to expand my knowledge a bit.

  7. Okay, I will call him instead of e-mailing him. I will say, "I just wanted to make sure, did you say you would ask for $2700 in rent? OH, okay, I just wanted to make sure I had that right, because that is clearly high for this area. The most you could realistically ask for is $1500. Would that cover your monthly payment?"   8. Thanks for your advice guys, much appreciated. Michael, do you think it matters if I e-mail him that response and question? I sent him the faq's, so he has my contact info. I could e-mail him letting him know what I found, and if he would still like to formulate a deal. If you think that is sort of cowardly, feel free to tell me, I was just wondering if that would make any difference.

Hello Michael, I e-mailed you, but I know it takes like an hour or two to get there, so I wanted to let you know, the rental rate for the particular ranch for 175,000 would be $1200-$1500, no surprise, right. So, everyone else, I am dealing with a seller who is either playing games with me for fun, or simply confused. He told me he wants $2700 for a monthly rent on a property that would not rent out for more than $1500. He was taking me in circles during our phone conversation. Specifically, he told me that he had people lining up to buy his home, and that if he hasn't closed a deal after awhile, he would need me. I told him, okay, well, it sounds like I can't help you at this time then, and he said, oh, well if you can get it sold quicker, then yes, I need your help. He was saying he knows more about l/p's than I do, and I told him, oh, well, then I could just simply provide you with the contracts and go from there, and he was like, NO, I don't want to deal with anything, I am busy enough. So, I was trying to find out where we could go from here, but in the end, he let me go to another call, and told me to e-mail him the faq's and he would be in touch. But he claims he DOES need my help. We shall see.

  11. LOL Michael, I will TADBAR. I appreciate your tolerance of my sometimes "unrelaxed" nature. (Maybe a bit worked up and over excited at times) I will get better with experience.
  12. Before I call Mr. Seller today, I have a concern. His ad in the paper says, 2600 sq feet ranch. 175,000 or best offer. He is also ready and willing to lease purchase his home. Do you think this means he may own it free and clear, or at least almost? And when he says best offer, do you think this simply means I need to do my homework and find out exactly how much it's worth? Another thing, my mom is so worried that I will encounter legal difficulties doing this. She says I should consult with an attorney first. But, I don't need to do that, right? I mean, i have all the contracts, and they are all completely protective. Correct me if I am wrong please.
  13. I assume that being nervous about actually doing a deal, is sort of the same thing as being nervous about actually making those first calls when starting out. How do you deal with being scared.? Just go out there and do it, I know. I know already. I really am struggling to get to the core of my fear. Is it fear of success? I have no idea. Maybe it's fear of failure, but how can we fail if we are working hard at this each and every day? I don't want my potential deal to go sour. Why would it? Well, I have NO experience. This guy says he knows "all about l/p's) Maybe he does, maybe he doesn't. How do I know? I don't know how to be precisely professional about this stuff yet, because I don't know exactly what I am doing yet. I need some deals under my belt first. Any thoughts?
  14. Hello all, I am a bit oblivious. My second call yesterday was to a motivated seller. I got to the point, asked if he had ever thought about selling his home on a l/p. He said no he hadn't, but yes he would consider it, as long as the buyer could prove that he or she could pay the monthly payments. He said he knows all about l/p's, because he is a cpa. Now, forgive me for my ignorance, but is a cpa like a mortgage professional? He runs his own business from home. So, anyway, he asked if I would like to come see the place, I said I would call him to make an appointment. I don't know why, but I sort of froze up during this call. I have never spoken to a homeowner yet who was so willing to deal right away. I have a feeling that once I complete a deal, I will be comfortable from then on with this stuff, but for some reason, I am terrified right now. I don't know of what, but I think I don't want to mess this up in any way. I know that if like Michael talked to this seller, he would already have a deal secured. I know I can do the same thing, but I am lacking experience, and I want to make sure I do everything right and leave NO room for error. I am telling myself to call the seller back today, probably in a few hours, and get the basic info from him, (appraised value of home, monthly payments, etc), and then make an appointment to make an offer. NOw, I assume that I should bring all necessary paperwork to the house in case he accepts my offer. Right? Then if he does, we sign the papers, and that same day I put an ad in the paper. I just need to make it over this hurdle, and then I am on the road to success. I know it and feel it. Thanks in advance for your help everyone. Samantha T.

  20. And I am mostly referring to our troops. Of course, most people in Iraq are also innocent. Families are being ripped apart. My friend is in KY waiting for orders. She left behind a two year old and an eight month old.
  21. Hello All, I am feeling so sad that the war has begun. I am not here to start a debate, but I feel that this war is not necessary, and I don't even know how it can be justified. I feel that the president has made all of these arguments in his favor, but I don't believe a darn word he says. I feel that he wants to get Saddam out to gain power over the country and gain immediate access to the riches of the country. I feel that Bush is a pure bullshitter. He doesn't care about saving the country of Iraq. There are plenty of countries that need our help that don't get it, and never will. There are also plenty of issues here at home that need to be addressed, and are not. I just had to vent. Bush may be doing this because he failed at finding Osama, and has to defeat somebody. Who knows. All I know is a lof of innocent people are going to die.
  22. Hello Jeff, From what I understand, you can set up your LLC while your first deal is in the works. This way, you are protected before any contract is signed. Please correct me if I am wrong Michael, or anyone else who thinks so. Anyhow, it may simply be a matter of using your intuition, and when you feel that your first deal is at hand, go ahead and set up your LLC. Michael has said that it takes a matter of 10 minutes to do so online. This way you don't spend the money possibly too soon, like months before your first actual deal is closed. You spend it days or hours before instead. You will quickly be reimbursed. Well, let's get there guys.

    Tell me your opinions on this for a business card. I will put my name at the top of the card. Underneath will say "lease / purchase specialist" Then my company name in big bold letters, and under that will say "WE WILL BUY YOUR HOUSE TOMORROW". Now, please let me know if that is too much, or not enough or something. Thanks for the input everyone. Samantha T.
  24. Oh, and regarding the newspaper ad, here there are NO ads running looking for a home to lease in a nice area, etc. But, I was thinking about the cost, that's all. It's like 50 bucks for one or two weeks. I think only one, actually. They put it in the pennysaver also, but that could get expensive if run consistently.
