  1. Hey! Maybe Realtors and other licenses don’t want you licensed! You become a major competitor if you get a license. You can tell everyone, “Look folks, I am licensed by the state.” You can start calling your fee a commission, you branch out to doing sales for a commission, you can take listing instead of an option, Realtors and other licenses MUST cooperate with you and you can become a dual agent to work L/O and RE sales. Hold on just a minute, you say Realtors, year after year, are very low in public opinion polls and you don’t need that. Well, just say, you are licensed but prefer to work as a principal.

In order: 1) emailing Craigslist FRBO ads and a few FSBO (my assistant in the Phillipines does this) 2) networking & referrals 3) potential tenant-buyers who visit the site where I sell houses (I put in all my ads where I am selling houses that "we also buy houses") 4) Google Adwords 5) HouseBuyerNetwork.com Hey Joe How are you able to market for sellers on CL? In my area all CL post have this sentence, “it's NOT OK to contact this poster with services or other commercial interests” . Have you a system to avoid this “Do Not Contact” or are you posting for sellers to call you? Perhaps you have enough L/O homes to keep you in front of people in CL? Thanks for the help!
  3. This subject has some value and my Scottish proclivities never let me pass up $$$. What minimum services will help a landlord for what minimum charge? As a start, one source to get a report developed from a credit bureau, criminal back ground, evictions, employment, etc. Better and cheap marketing for a good tenant. Showing of the house only for an increased charge. I am not suggesting becoming a Landlords Association but there must be something’s we can do better and cheaper without making it a main business plan. Lets hear it from you landlords and L/O market people.

  5. Hello Jason and thanks for the reply. Yes I have considered several voice mail services and decided that until I am more experienced in L/O, I want total over my phone like instant change of outgoing message and less expense means more of budget can be used in other areas.
  6. I really need a decent business telephone answering machine until I can afford a better way to handle so many L/O calls. I have two home phone answering machines that are not much better than a toy. Very short outgoing message, brassy sounding message and they often cut off the incoming call. My office is in my home and I have a dedicated business phone line. I have tested some from Wal-Mart and Best Buy and promptly returned them. If you have something that doesn’t sound like you calling from Libya PLEASE!!!!!!!!! What is the make, model, where did you get it and apx price. Thanks and I owe you.
  7. While I was surfing C-List I found a “Rent To Own” post that is way to smooth and developed an operation to be a local L/O operator in my small town. I Googled a name I found on the site [Kyle Waitley] and a poster said this is a big national operation. I don’t know the policy here so I am not showing the URL. How much competition is this if any? What is their history? How do they do “Free Credit reports?” It must be VERY PROFITABLE to support this operation.

  9. Hi, Joe You might get some good help by contacting you Board of Realtors to ask for a list of Commercial Brokers to sort for the ones who specialize in this type of property or location. Then ask how to market or maybe JV this place once, just to see what you need. For sure check if an Environmental Report will uncover any RED FLAGS!
  10. I am new to Naked (I) and I often feel I am reading a foreign language in the posts. Does anyone have a list of the full names of acronyms that most used here and a short explanation of it’s meaning? I just discovered that CA does not mean California. It is Cooperative Assignment. What is a Cooperative Assignment? Does UNCA mean an Uncooperative Assignment? Thank you in advance
