  3. Way to go Derrick, I have been reading up on this. Sounds like you got a subject to. What I have learn is that you need a Real Estate Purchase and sale agreement, Addendum to real estate purchase and sale agreement. General warranty deed. A Limited Power of Attorney, and a Quit claim deed. From what I have learn so far Its best to have a quit claim deed made out in the sellers name just in case something comes up. Like when you check the title and there is a big lien on it. You will already have the deed to quit claim it back to the seller by recording it at the court house. Just my two cents. Check it out and just get the right forms you might have a winner here. Of course everyone teaches it a different way so you do what makes you feel comfortable. MichaelR

  6. I am curious what do you guys say. When you call up a credit agency to do a credit check on a tenant buyer. They always ask me if I own the home. Then I say no. Then they do not let me use there service. I found a loan office that will do my checks for me, but I just like to know what a newbie should say in order to get there service. MichaelR

    Option8 when you send mailings out to FSBO, Do you leave the name off the envelope since you only have the address from doing a drive by of the property? MichaelR
  10. Hey golflover, If I was ask that question. I would say I am moving back to Arizona to be close to my grandsons, So that is why I am not in a home Mr or Mrs Seller. MichaelR
  11. Great info option8 I love reading that. Gary I have not done a deal yet but I am moving slow, but I also am in this site daily reading, Even though I do have a mentor. If someone would ask me if I had done any deals. I would say no, but my partner has been doing it for over nine years. That is someone that I use to work under. I learn alot from him, and he is only a phone call away. So just be honest and do it. MichaelR
  12. I am sending out 10 post cards a week to FRBO. I type there name in the reverse directory on line and it gives me there address. Some numbers don't work but the most of them do. That cost me $9.20 cents MichaelR

  17. I ate out with my son, and place some cards on the table. I was heading home, and stop at some of the business stores and put a couple of cards in there door. I could not believe I was doing it. It was easy, actually I ran out of cards. Heck I even put one in a grocery basket, and one in a apt rental book from the store. It was fun doing it. I had fun doing that. I had my 8 year old son with me. He wanted to know where I put my cards. I told him any flat surface. What a blast that was. MichaelR

  19. Option8 I must of bought the wrong poster sign because mind cost me .99cents each, and boy are they are very loud in color. I am going to give it a try. I already have a stapler gun, and black marker. I will see how they will hold up in the rain. Five bucks, and two signs per poster that is if I don't screw it up. It just a test and it only costing me 5 bucks, and some staplers. Michael
  20. Option8 Is your sign big enough to put something on it like. Sell your home in 30 days with the lease purchase solution. Or is that to long for the sign. Also what kind of stakes work the best. I want to try bandit signs, and the ones you put on the telephone. Are you stapling your signs to the stakes? MichaelR

  23. Hi Ed, I am a newbie, and still a virgin no deals yet. Hey you will have good, and bad days. Like being sick, or not just wanting to get on the phone, but you can do other things like write numbers down, and drive your area to look for fsbo, and go on line to look for homes for sale. When I first started out calling I was very scared. I was very nervous, and about after the fifth call It started getting easier. There are all kinds of things to get you on the phone. I will share minds with you. I have two grandsons now, and they live in Arizona if I continue to work for someone else, I will never see them. That motivates me to pick up the phone. I also have two of the lowest paychecks that I have received from work. One is for $443.51 and the other one is $533.59 and I look at them everday. Here is one for you. I say to myself I am tough as a Rhino, and that keeps me from being scared. I know it crazy right but it works for me. Ed look at this like you are providing a service, and you are. Some people will need your service, and some people will not need your service. The good part about your business is you decided who you wan't to work with. We are not in the retail business so we can work with who we want. I had one guy that talk fast to me on the phone. He just told me to just drive by the house. I said ok, and hung up. I did not like him so I will not call him again. I ask one women is your house still available? She said no real loud. I said to myself she must be having a bad day. You get good ones, and bad ones. To be honest with you the people that are not so friendly on the phone. I like them yes it sounds crazy, but I look at it this way, they are giving me free trainning to be Rhino Tough. As in I am tough as a Rhino. Just remember Ed we are looking mainly in the paper and the FSBO and the frbo, and that is not even counting all the homes that are listed with and agent, so we will never run out of homes. Also if you have kids, or plan to have kids, and you work at this you can have quality time with them. And not have to worry about going to work for someone else. Your work will be at home, and it does not get any better than this. Just my 50 cents. MichaelR
  24. I agree with you grannyguru. I use to be scared to get on the phone. Yes we all stumble over our words. But thats what it takes to get good practice. And I am a grandpa. My second grandson was born new years eve. Michael
