I am pleased to say that we have 3 contracts pending and have purchased 10 other properties in the last 5 weeks! Sheesh, I had to walk away and come back , glad I did..had burnout there for awhile with everything going sour. 1 house in a great neighbourhood where resale values are really good. Got that zero down...you know how I am :xicon_mrgreen: ..and 9 properties from the State for unpaid taxes, ( $52 each ) it feels like Christmas! I'm submitting more bids on others this week, thank the lord for 'bid now pay later' Christmas has come too fast..again. We're moving house in a couple of months we hope, we've picked out the house, 5 bed, needs a tad cleaning up but has 2 acres with it, and 10 as a side option, and 7 of the td properties are in the little town nearby, so we'll keep those ones.   7. Hi all...wow I cant believe how long its been since we were in here. I missed everyone but had to walk away for awhile before I threw a tantrum. Also been a tad sick on and off for 3 months..pain in the butt, but all is okey dokey now. for my investing, it's working out well to date, just had an offer accepted on a property yesterday and will get a reply by 5pm on the second tomorrow. I plan on selling the homes zero down so if anyone is interested in picking one up for a LO please let me know. Hey has anyone heard from Andrew? We miss him and havent heard how he is since he left for Korea. Hope all is well with him, Jeanne and bubs..if anyone is talking to him please send our very bestest:) going to catch up on the posts...great to be back. Kez.

I like something different, but not 'off the wall'. Thanks for posting your progress, I don't think Chris and i will be having more babies, so we'll just have that one with you if that's OK LOL.

  16. How many calls did you make? didnt keep numbers...must say, most of these were via email. How many answering machines did you speak into? quite a few, some are quite amusing too How many deals did you actually close? none closed.........yet How many possible deals are still pending? 6 ! have 3 to flip the Fat equity lady who decided to leave us, called back a few days ago "HELP" one for US to keep ( see other thread, just had a brainstorm which may work this one out for us, will be speaking to seller & investor Tuesday morn. It'll be a zero down too.) Another deal we're working on with Andrew also.

    Good evening everyone! We obviousley need some help here please. Please post your suggestions, but be gentle, it's been a rough week. There is a relevent post here in this forum I have read which would give guts to this idea...I will go find it in a minute, just wish I could track down the author,( it was a copy n paste from elsewhere) as this is obviousley do-able based upon what I read...anyway here it is. We're trying to locate funding for a house, alternativley we'd like somebody to buy this house put it into a trust, and we'll contract to buy it back for the full appraised value at 6% fixed interest. This will be our family home, so the higher buyback price is neither here nor there from a resale point of view, we won't be reselling anytime soon. At this point it appears that another offer is about to be put forth 1st thing Tuesday morning, so timing is critical.We've been to see the home by invitation from the lady seller and spent 3 hrs with them in the garden sipping tea, it's absolutley perfect. We're able to get all this cash back from our seller to make this work, although he won't carry a note as they have just built a new home and want the 'splash' at close for that , so if we could get the 95% we'd need, we'd use this cashback, to make 18 months repayments in advance. OK, so 95% is alot of dough and you're lost already, but read on ... We would either refinance at this point, or pay yet another 3 , 6 or 12 months repays in advance. The refinance issue is already taken care of at that point. We cant ( at this point )and dont want to do conventional, but if we do it this way it'll work just fine, as we'd still have some cash over to develop some businesses in the 11000 sq ft of outbuildings on this 3 acre estate. We would lease some of these buildings to local businesses who have already shown interest, including a lady with a small restaurant, and a hairdresser ( there is a mini salon, fully equipped right there on the estate with sit-under hair dryers and bathroom) a welder/s mecahnics workshop, storage buildings with lockable partioning, large farm machinery shed with cement floor and dual side lockable storage areas , several of these buildings have full bathroom facilities ...and we also want to start an internet cafe in one of the other buildings which already has everything it needs, except us ! Oh yeah, and there are mother in law quarters to rent out also.( please supply your own mother in law) That said, you can see this will allow the property to repay itself, hence the INITIAL zero down due to self sustaining capabilities...read on, there is cash coming back to you! property is in immaculate condition,2 story, 6 bedroom, and also has 3 separate lots of land on a separate title. Please just ask, I will send full details with a picture deed to this other 3 lots would be held in trust until the 18 months are up and the next consecutive payment is made. We'd like to have mini storage units built on these lots, have a builder lined up and will quote us at anytime.....We will provide a written guarantee of 50% equity share in this extra project to anyone who does this deal with us The cashout will also allow us to also pay the closing fees as well. thanks for reading, I guess this isn't doesn't quite fit what most of us are doing in here, thought it cant hurt to ask. The only questions dumb are the ones never asked So who's in? Please reply asap if you can assist and want the property description . I will actually go ahead and post the pic here now thank you .   21. Michael....yeah we have a few irons in the fire right now. I'm off to meet with a realtor and some investors this afternoon, a kind of "you scratch my back, I'll scratch yours" approach. Wish me luck, face to face isn't my forte....but I can bluff my way through most things and even be a tad intimidting...or so I'm told. Anyway, our updates, getting contracts together tonight for L/O in N. Arkansas....once settled, we have the 2 referrals from this couple to work on. Trying to buy a home for ourselves, HUGE, sweet deal too, has numerous outbuildings suitable and like brand new, which can comfortably house various small businesses . Anticipated income from these is around 3000K per month. Plus there is 3 lots of land with the property we may resell. Fairfield lake home isn't moving at all...will keep trying on that, bit too pricey I think. 2 leads in MO to go under contract, want to flip these if possible.   23. f) This agreement is NOT an installment sale or land contract or contract-for-deed agreement or equitable mortgage, it is merely an option to purchase agreement about the above referenced property under the terms and conditions stated in this agreement. that right there sums it up anyway doesn't it?^ Funny that, I spoke to my bank ,and my ex the other day, turns out that my half of the property is now worth more than what I paid for it. We had already agreed to pay me out a certain amount beforehand, although seeing how 13 yrs have past since that time, I think it's only fair that I now waltz back in and capture some of the benefits and money ex has since put in, otherwise i might tend to feel ripped off.... I wonder if they'll renegotiate and give me an extra 15 K cash out of it? PFFTT , yeah right. The TB needs to get a life here, or cough up her extra 1K to extend her option and continue with the agreed deal. Either that the party's 'all over rover' As far as your seller goes...hmm, maybe talk her into waiting for another tb and give her all of the option money? Beats having no cash and still having the same home she didnt want to keep in the first place. Greedy people... sheesh By the way guest, I agree that 'other' opinions are healthy, but is it necessary to hide behind your red guest nic? Kinda shoots your credibility in the foot from the get go from where we sit.
