  1. I will try customer service. However, if I can't get the data, what do I do? I just spoke with a realtor in the area I need the comps for, and he couldn't find the condos or the address I gave him. He looked on the MLS. I need to find numbers somehow.
  2. I tried to get some comps this evening from dataquick, and the system didn't find the property I am looking for. Should I try to find a realtor in the area to do them for me? It is a condo, so I don't know why it wouldn't show up, unless I entered it wrong, you know, it has N....W... numbers in between dots.
  3. I know better now too. One of the first properties I drove by had a fancy flier, and was very pricey. I didn't call, I drove by today, two months later, and they are with ReMax. Should've called. Live and learn.

  5. Hey, Michael, I bet you are wondering what happened to me and my daily questions. Honestly, I lost faith in my abilities. BUT, I am not quitting, I am going to stop being foolish. I intend to make this a career for me, and to make a good name for myself in my community. The competition I have will not get any of MY customers. The end of my semester is approaching, and I have been busy, but I DO have SO much faith in this business, and I thank you for that. One of the first guys I cold called seems to be getting a bit more motivated after six weeks. (I made a six week follow up the other day). He says he is going to discuss this with his wife. I will call him back today to see what they discussed. What happened was, I made the initial follow up, and he was like "Well, I don't know if I told you before, but we aren't in a hurry to sell the house." So, I said, "Okay, well please keep me in mind for the future, should you need my help". He calls back 5 minutes later and his tone was completely different. Then the questions started, and he said he would talk to his wife, because they are still living apart and the house isn't selling. They ARE with a realtor, and have a contract, but hey, he needs to sell the house. He and his wife are miles apart. I found out the monthly payment, and the purchase price has been lowered for a faster sell. I will keep you all posted. He is very inquisitive, and good practice for me because he has asked me every question in the book and then some. Anyway, Michael, I wanted to let you know that I haven't gone anywhere, and that I am not a quitter. I will work hard and made you proud. Take care all., Samantha

  7. I had a homeowner ask me last night if I had ever helped anyone RENT out their home. I said it could be done. What fee should I charge for that? Half of one month's rent? The rent is 1300. It isn't a sure thing. He may actually want to do a longer L/P, so he can still receive a monthly cash flow. He wants like three years. Hopefully this is a go.
  8. Yes, I may have let one go there. I will follow up in maybe two weeks. I had that feeling that I was letting one go, and I am sorry I didn't act on it. But, hey, it won't happen again. That's good to know. Her ad is listed in the paper with "motivated", so I sort of got the feeling they needed to sell NOW. So, my thinking was that she would need the equity NOW. It's okay, I'll get em next time.
  9. I am not worried, Michael. The last call I made is a potential deal. This guy is paying rent on the vacant condo, rent of his own place, and his woman's rent. I sent him the FAQ's, and he will be in touch. If anything, we will do a coop. He was "intrigued" by the idea. I was confident today, and it worked. Hopefully.
  10. People are in a mood today. I was calling frbo's, because that's all I have right now TO call, and three of them seemed to have been appauled at the mere suggestion of selling their home. The way I see it, it is good that they laughed immediately after I proposed the idea to them, because that lets me know that I am assertive enough to have caused them to react immediately and to be like, "WEll, the NERVE of this woman to ask me such a question." It's all good though, one day I will be the answer to some homeowner's prayers. Come on everyone, let's one of us get a deal soon!
  11. Hello everyone, Is there anything I could say to a woman when she says in a depressed manner that she is about to go with a realtor to sell her house? I asked her if she had ever considered doing a l/p, and if she knew what it was, and she said she did, and was not interested. She then told me she was about to go with a realtor. I don't know, I felt at that moment that I could have said something to persuade her in my direction, but I don't know what. I know a lot of people are hurting right now, and need their equity to get from point a to point b. So, I didn't want to "overstep" any boundaries. Do you know what I mean? Comments anyone?

  13. I guess my realtor/friend really isn't a friend. She says she can't help me because she is not allowed to accept any "bird dog" money as commission. There is some sort of rule. I suppose some people prefer to live life by the book.
  14. Option, Why is your web address soldin9days.com? Is that the company's choice who you got the site developed by? I am asking because my competitor has a similar address. Just wondering. I see on you signature that your address is option8enterprise.com, so I am just wondering. Samantha

  17. Well, I was browsing the three newspapers in my surrounding areas, and found someone in the next city who has a business up and running. They have a website, which is brand new, so they are brand new. I have to get going. I didn't want any competition, but what can I do? Nothing. They must have bought a course similar to Michael's, because their ads on the website are from the manual. AND the exact same things I have on the fliers I have out so far, which aren't many. Well, my heart is broken, but I will just have to be bigger and better.

  19. Andrew, I will pray for you and your family. I get what you are saying one hundred percent. Things could always be worse, and they are for someone else right now. Be thankful for what we do have, and relax about everything else. I appreciate your advice. As for YOU, I don't know your exact situation, but as for pressure to get married, (been there), maybe you can say, "Hey, we are getting married when the time is right." Let them know that you need to concentrate on finding employment and a place to live right now, and once you are settled, you can plan the wedding. They should understand that you need to take care of your family first. As for your little bambino, we can pray, and every baby is a blessing. I am sure that no matter what the circumstances, the baby will be raised with love and encouragement. That's all s/he needs. And, hey, if you feel good about AZ, and stuck up in WA, then I say go for it. You have nothing to lose then, right? We were thinking of moving out west awhile back too. We don't like winter.   20. Thanks Michael, You did help. You always do. I like that you quoted me saying that I could be passing up an incredible living. You remind me that I already know what I should do. You help me keep faith and confidence in myself and my abilities. See, my family really doesn't, not even my husband, because they don't see what I see. There is no way I can fail at this business because I will NOT give in to negativity or doubt. I am a believer that if a person refuses to accept failure, they will be a success. That's why I am saying, if I put all of my time and energy into this, I will be successful. As you have said before, a person will get what s/he puts into this. But there is no reason I can't attend college and do this part time. I simply can't take a full course load. Like now I am taking 2 classes, and I work the business three to four days per week. I could maybe just add one more class in the fall, and still keep up with the business. But, I will stop talking all of your ears off. I am sure you have had about enough of this. Today I must devote to exercise and getting some of those fsbo numbers. The seller/friend is supposed to get back to us. We haven't discussed a format of a deal because he has to find out if he needs to take out another loan first. He and his wife live in a bigger better house now, and they are only paying interest on the house for sale. So, he really doesn't want to take out a loan if he can just sell the house, but we shall see. I don't know if I want the place anyway. It is 970 square feet and smaller than my current apartment. BUT, I know it would be good to build some equity. We'll see. Thanks again. Samantha
  21. There is one main point that many people are missing here when they say that people who are pro peace do not support our troops. HELLO?????!!! People want peace because they DON"T WANT members of their families who are troops to die. It tears families apart.
  22. Hello All, I am starting to get agitated at myself. I need advice on how to budget time with family, school, and this business. I just started back at college this semester after having been out of school for two years. During those two years, I stayed at home with my daugther, and then had another daughter. I went out of my head being home all of the time, and I think I am paying for it now. I say this because I have so much energy stored up, and it is causing me to have trouble making decisions. (Well, A decision) I believe in the lease purchasing business. This forum and Michael help me keep the faith, and I know that I CAN make things happen. For the past two months, I have been devoting most of my free time to making calls, fliers, and strategizing. I have been actually neglecting my school work. No biggie, I am still doing good. BUT, I spoke with my adviser last week, and he convinced me to take summer school. I was going to take the summer to devote to the business, but I feel it is smart to go to summer school and get a hard class out of the way within four weeks. When I am working on the business I am passionate about that. When I am in school, I am just as passionate about that. I don't want to stop going to school, I am an academic. But, I don't want to stop the business either, and I also have two babies to care for. I am sorry to be repetitive on this subject, I just need some sense talked into me. I haven't worked the business for 7 days now. I haven't thought much about it, I have been consumed with school stuff. I have, however, noticed that there are A LOT more FSBO signs around lately. I have to get out there and get those numbers. I am not looking for "an answer" here. There are none. Well, here is ONE specific question, Is it possible to be successful doing this part time? I need to decide if I will attend school full time in the fall or not. LIke I said a few times before, nobody in my area is doing this. There are NO rent to own ads in the paper. If I don't pursue the business, I could be missing out on an incredible living. If I do pursue it and fail, well, I guess I could say at least I tried. To shift a bit, one homeowner that I am dealing with was found out to be a friend of my husband's family. My husband and I are actually trying to format a L/O deal for ourselves with him. Anyway, we spoke to his daugther at a party, and she said her dad got similar offers from people wanting to rent from him, but that I was the most professional sounding, and the one he would trust the most. So, therefore, I am doing well in that area. He says I am very professional. So, I got it, but I really want to get that education. And I really want to be successful at this business. So, what do I do with all of this passion and drive? It needs to be structured. I know I am loca, nothing I can do. Vent over.
  23. Option, I believe I posted a similar question last week, because my mother was getting frantic on me. She suggested that I consult an attorney before I do anything. I posted the conversation, and was told that all necessary forms are included in The Naked Investor manual. Do you have that? If you do, all forms are used every day by Michael, and you shouldn't waste your money on an attorney to review them, because they are fine. That's my input. I am sure some will disagree. Just make sure you have all forms necessary for whatever type deal you are closing on, and fill them out correctly. Good luck. Samantha
