I can probably be of help to you (NationWide) I'm currently assisting other investors that don't have the time to be searching for leads so they now focus only on getting properties under contract and life goes on. Mark in St. Louis 0 Report post Posted December 5, 2003 Goldmine, How do you define Notice of Default? There are several list providers here in the St. Louis area. The problem is that they get their information from the legal publications. That's of no use to me because by the time they are in the legal publications there is only 3 - 4 weeks until the sale/auction. Missouri is a deed of trust/non-judicial state so it goes really fast...less than 30 days. I have found that is not enough time to contact the homeowner, get a deal negotiated (possibly a short with the lender), and funded. If you are saying that you can get lists of borrowers in default, but not yet published in the legal papers, I'm very interested. Even if they are listed with Realtors I still mail them all The Lease Purchase Adavantage.
