If CAs and LOs are what you're gunning for, then put it in your own words that you're working with

sellers, as opposed to the investor looking for deep discounts.

Rent To Own Specialist

Lease To Own Specialist

Lease Purchase Specialist

Consultant....all these come to mind that might fit the bill.

 

Personally, I have a lil' saying/quote that reads: "Your Creative Solutions Partner"

or if you want to tweak it..."Your Real Estate Solutions Partner"

I'll let ya steal it. :P

Thanks, I am ordering the manual today. That seems to be the way to get started and learn all I can about this business. I have been reading this board for a few days...22 pages of Bev!'s previous posts as well as many others! I hope she is still doing well and wish she was still here! She is an inspiration and I hope I can copy what she is doing here in a similar way. How are your deals coming along Christine?

 

I wish there was a thread where everyone would post how they got started in this REI business and how it has grown for them! Like an introduction thread. A central place where we could see how everyone got started and things like that...

Hi! Well I am still plugging away trying to get my next deal. The first two were sweet, for sure, but now I am chomping at the bit because I KNOW it works and I just want the momentum to keep going! (Never underestimate the power and importance of marketing in this business!!)

 

Yes, the thread I did and Bev did I think are great because it gives a lot of detail and also comfort to new people to see someone from the beginning. Hey, feel free to start your own diary!

 

For me personally, I love hearing how people got started, especially investors I look up to now because I know they are very successful, full-time, etc. Brings them back down to our level in a way. :D So I tend to just ask lotsa questions. :D

Yes, reading the details of your deals and Bev!s and others are very helpful and inspiring. Makes me think I could actually do a deal...after I study the manual of course...and ask 100 questions of you guys here! What are your most effective marketing methods so far? Once I know I surely won't underestimate it since I know it has worked so well for you and others!! Have a great weekend!

Craigslist!!! Honestly, I haven't tried a ton of methods b/c I haven't had a lot of funds to do it, but hey, my first two deals were from Craigslist, so it counts for something!

High time for a fresh new challenge for myself to keep myself accountable. It is based on two desires:

 

1) T-minus 13 months and 3 days until our wedding. I WILL have 10k at least to put forward toward it in addition to both sets of parents who are generously helping us a bit.

 

2) The co. I work for is a start-up and will continue to be on shaky ground until funding of about 15 million dollars comes through. In a few short months we will find out if that indeed will happen. There was already a big layoff in Jan. which I survived. I need to be prepared, so to that end, I WILL have 15k at least in emergency savings socked away where there is now none.

 

:D

 

So, 25k minimum profits from REI by my self-imposed goal date of 12/31/06.

 

I will so do this! :D

 

 

And I'm off......

So, what am I doing currently to bring me closer to my goals?

 

I have a realtor sending me expireds in my county in NJ as well as listings of motivated sellers. I also have a Philly agent sending me motivated seller listings. I sent off 30+ letters to the expireds today and plan to keep hitting them every week after with a postcard.

 

I have an ad in the pennysaver (which I may change the message soon), biz cards out, magnets on car (don't think anyone has even noticed them!) and ads for sellers on craigslist. I try to do something every single day that will bring me closer to my big end of the year goal. I figure 5 deals and I am there. I have had a lull here for 2 mos. and it gets a little discouraging but I am far from giving up. The most amazing thing I have on my side is that I was already able to do this TWICE in only 3 mos. after my mentorship began. It HAPPENS, it WORKS, and it is going to KEEP happening!! I just need to keep amping it up even more.

Hi, just ordered the manual and am eager to get started.

 

So you find both tenant buyers as well as homeowners that want to sell their properties (besides your contacts with the realtor) on craigslist...that is free and easy. Great!

 

When you find a house to RTO do you put a sign in the yard too?

So, that first deal I did? Turns out the TB ran into some legal issues (got a DUI) and ended up losing his job and had to move out! So the owner called me to see if I would find him a new person. So I am back to marketing that first house again. Nice! Once again, there is a ton of interest--5-10 calls per day.

 

I also came across an investor who is trying to get rid of a bunch of properties. I ended up getting options on 5 of them! Trying to market them now. It's not as easy as doing a CA. It's probably because I don't have prior experience with pure options and marketing them. Any ideas?

 

Otherwise, things are stagnant. I have been overtaken by a weird fear which is definitely manifesting itself into procrastination. Not just with lease purchase investing, but with all other forms of REI. I keep putting off things I know I need to do. To help combat it, I have been listening to a lot of personal development audiobooks. They help. Thing is, I see myself using them as another form of procrastination. Listening to them is good for me, but not to the point where I am not taking any action!

 

I think I fear success and failure at the same time. I fear the time, energy and hard work necessary to bring deals in continuously. I fear spending less time with my fiancee in order to do REI. Really, these fears are stupid. I know exactly what I need to do and I need to get off my butt and just DO IT.

Christine, what a coincedence! Last night I was reading a section of "Millionaire Real Estate Agent" on FEAR and what you said in those last two paragraphs is quoted almost word-for-word in the book!

 

Fear of failure in particular, manifests itself as a lot of other fears and actions that really amount to inaction. While things like planning and research are important, once you're ready (as you certainly are), MORE planning and more research is actually procrastination. I know all about this personally :)

 

Everything you mentioned in the last paragraph is also mentioned in the book as "MythUnderstandings". For example, it's a MYTH that success = more work and less free time. The TRUTH is that success allows you to leverage yourself and make more and more money with less than less personal effort.

 

According to the book the answer is to have Big Goals driven by a Big Why. Big Goals tend to pull you over obstacles and right through smaller goals.

 

Your Big Why is whatever drives you to succeed. Some people actually use their Fear of Failure to push them forward instead of holding them back! But anything can be your Big Why, it could be as simple as living for the thrill or challenge of the "game".

 

Whatever it is, your Big Why should not be an attainable goal, but rather an overall transcending reason for doing what you're doing.

I'll bet you most people on this board don't have 6 houses under contract right now. I think you are doing great. Forget about all this fear of this and that, keep yourself busy by finding buyers for these houses and collecting cheques at closing!!! I say, Congratulations! Rob
